Add to that mix the fact that the typography of mountain areas tends to naturally limit development and the number of possible homesites. And less inventory generally means more price stability.
So that mountain getaway, for example, in the Rockies or the Appala- chians you have been longing for may not be “on sale” much longer.

Though, it is still a great time to be in the market for a mountain home. Plus if you plan on holding on to it to take advantage of the lifestyle, you can’t go wrong, really. Real estate is, after all, a practical investment you can live in and enjoy.
There are things you can do to make sure you get the most for your money when buying for your winter wonderland or mountaintop aerie, however.

First, make a wish list and know what you want to spend. This will allow you to strategize, so if ski retreat with three bedrooms is what you’re looking for, you can narrow your search.
Next, arm yourself with experts: Choose a local Realtor and a local appraiser to help you navigate the residential market. They’re the team who can better discern the value of a property you’re interested in. And you’ll appreciate their market knowledge even more if the property is a short sale or foreclosure.

Plus remember this is a buyer’s market and you’re a buyer, so you have more inventory to choose from. So if something’s not quite right with one property, chances are there’s another one to charm you.

Another thing to keep in mind is an open mind. Perhaps with slight modifications, such as upgrading to energy-efficient appliances a property can be your dream home and allow you to take advantage of tax credits for green remodeling.

And if money is you’re deciding factor, looking in less accessible areas or less popular resort areas can yield more home and amenities for your money.
