Scott Cosby

Before becoming a Realtor in 2005, Scott Cosby moved 27 times on three continents experiencing a variety of cultures and environments. "I've always had a passion for real estate and working with people. It was a great fit," Cosby says. "I don't really like the label ‘Salesperson’ because I see this business as more of a service, in which we listen carefully and help our clients meet their real estate dreams and expectations." Cosby’s insight into life in Coweta County is an invaluable asset to his clients and a great compliment toward ensuring they find the perfect home. Quality of life in Coweta is superior, with close proximity to downtown Atlanta and the Hartfield-Jackson International Airport. "The City of Homes" is filled with character, charm and innovative growth in the medical, filming and manufacturing industries. Newnan includes a gorgeous, active downtown area surrounded by five historic districts dating pre-Civil War, as well as new, state-of-the-art medical facilities, restaurants, shopping and much more. Like its surrounding town, Newnan’s estate at 396 Sullivan Road is rich in history. Its first manifestation was an 1846 farmhouse, built when Newnan was one of the wealthiest per capita cities in America. It was recreated in 1988, burned down in 2006 and then resurrected again into a traditional Georgia plantation with some of the original brickwork still intact. The beautiful 5 acre, 6,005 square-foot golf course estate is ideally located in the heart of the Newnan White Oak area. Its proximity offers prospective buyers easy access, while providing privacy and serenity.

KAY FULP

Before entering the real estate industry, Kay Fulp spent her weekends attending open houses and driving past homes for sale. It was the office joke that if anyone was looking for a home, Fulp was the best resource for information. In 2003, Fulp gave up her office job to become a real estate agent. A natural, Fulp was named the top agent in her office just six months after starting her career. “I love working with people,” Fulp states. “Listening to my clients and helping them find the right home is something I just love to do.” A top agent with Better Homes and Gardens Metro Brokers, Fulp focuses on dedication to her clients. This year Fulp’s success grew into a team, the Kay Fulp Team, which she heads to ensure she’s able to stay on top of rising real estate demands. Fayette County, Georgia is one of the top 10 best places to live thanks to its rich quality of life, beautiful greenery, second-to-none climate and endless amenities. The area is also known as “Little Hollywood,” thanks to Dan Cathy’s instrumental influence in bringing a major film company presence to the area. Pinewood Studios purchased 2,000 acres in the area and opened their first American-based site. The site is home to the Marvel brand, and is where major films like Antman, Captain America and Superman were brought to life. Fulp currently has a custom-built, sprawling estate situated on five acres of pristine Fayetteville land listed. The nearly 10,000-square-foot property features eight bedrooms, six full bathrooms and two half bathrooms. The grand and majestic gated property is poised for entertaining with two gourmet kitchens and a covered porch with accommodations for 100 guests.

Affluent Seaside Community

There’s something special about living in Jupiter, and if anybody understands that, it’s Ken and Kandyce Meierling. The license Partners and Brokers of luxury real estate firm Engel & Völkers Jupiter have lived around the world – from Germany and England to Belize and Hong Kong. But they couldn’t imagine a better slice of paradise than this affluent, yet quaint seaside community on the east coast of Florida.

“Life in Jupiter is easygoing and low-key, yet there's access to plenty of luxury amenities,” says Ken. Nestled just north of Palm Beach and about 1 ½ hours north of Miami, Jupiter is home to some of the nation’s finest championship golf courses, unspoiled beaches and world-class shopping. The neighboring enclave of Jupiter Island, an exquisite 17-mile private sanctuary of tropical beauty, is renowned for its landmark waterfront estates. The area attracts many who could own  property anywhere.

A former investment banker and M&A advisor to global corporations, Ken was intrigued by the multifaceted world of real estate. “This industry offers me exciting challenges and the chance to connect with extraordinary individuals from all over the world,” says Ken, who opened the Engel & Völkers Jupiter property shop in 2007. “Coming from a business background, I look at real estate a little differently,” he says. “I love the ‘deal-making’ aspect of every transaction.”

Ken and Kandyce recently negotiated the sale of the highest-priced residential property on Jupiter Island: for $38 million. Privately marketed, the sale of the 9.4-acre property with a main residence and separate beach house closed within seven months, thanks to Ken’s business sense and global connections. “While Jupiter Island has long been a getaway for some of the world’s most accomplished, our record-breaking sale put Jupiter Island on the radar as an ultra-high end market, as opposed to the luxury market that it always has been.” Ken and Kandyce are currently representing another stunning $32 million oceanfront property known locally as “Villa La Renaissance.”

Ken and Kandyce Meierling have put Jupiter and Jupiter Island on the international real estate map. As Kandyce puts it, “These beautiful seaside towns have opened their hearts to us, and Ken and I look forward to connecting more clients with this extraordinary lifestyle we enjoy.”

Architectural Grandeur

In 1917, at the time it was begun, Ropsley was considered a small country estate. Sheltered behind stone walls and set on four magnificently landscaped and wooded acres, the home has the aspect of a French chateau, albeit one with a delightfully quirky English sprawl and ornamented with hints of Italy.

Designed by award-winning architects Mellor, Meigs and Howe, who also created the Concert Hall at Bryn Mawr College, this home was considered a showcase for their home and garden designs.

“This is a significant estate in an area of significant houses – one of the top five in the area,” says Michael Sivel of the Sivel Group, Fine Homes Specialists for Berkshire Hathaway Home Services, Fox & Roach Realtors. Located just outside of Chestnut Hill, “this was an area that attracted well-to-do Philadelphians that wanted to be out of downtown, but have easy access by train.” It still does.

There’s a history here, romantic and just a little scandalous. When the original owner’s widow married Edgar Allen Poe’s nephew, the home became known as Poe House. It was later purchased by a pair of embezzlers, affectionately known as “The Boys.”

The current owners, says Sivel, “breathed new life into the place,” undertaking extensive renovations in 1992, while preserving museum quality details like the living room’s beamed ceiling, walk-in fireplace and hand-carved mantel.

The rooms “are generously scaled,” he says. “The dining room would easily seat fifty.”  There are six to eight bedrooms, depending on whether you require a writing room—or one of several other rather retro spaces.

Outside, linden trees line a path, their heady fragrance mingling with the wisteria along the patio’s pergola. Peonies and azaleas fill formal gardens. A gazebo, set back in the trees, overlooks the 25 by 50-foot swimming pool. Magnificent fountains can be seen from the drawing room; others are scattered about the property.

Set beside the goldfish pond is the “Little House,” a guest cottage.  The original carriage house was converted into a separate guest dwelling as well, and the main house has a self-contained in-law suite.

One could get lost in such privacy.

Spanish Wells on Hilton Head Island

Spanish Wells Plantation’s name is derived from the fresh water springs (or wells) on the island’s bluff overlooking Calibogue Sound. First discovered by the Native Americans who often used and later introduced these wells to the Spaniards, this incredibly special area of Hilton Head Island continues to awe and inspire those fortunate enough to explore homeownership along the waterfront peninsula called Brams Point.

Homes that exist here are perfectly placed between the Intracoastal Waterway and Broad Creek. Boasting more than 140 feet of water frontage, nearly every room at 64 Brams Point contains its own astounding view.  With both eastern and western exposures, the sun can be found rising and setting across both waterways each morning and evening.  Add to that the deepwater dock along the protected waters of Broad Creek, and a more compelling boater’s paradise would be most difficult to imagine.

Encompassing three full floors of living space with multiple porches, the 6,888-square-foot estate contains six spacious bedrooms, each with en-suite baths.  The grandiose gourmet kitchen opens to the main living room and adjoins offset dining areas, both formal and informal.  In the kitchen, the quartz countertops are paired perfectly with the custom-built cabinetry. Offset from the kitchen is a nearby screened alcove that overlooks the heated saltwater pool and spa below. The pool has a spillover waterfall and a fire feature, creating the perfect poolside setting.

The estate has excellent separation, making it ideal for multigenerational living. The first floor has its own living room, two separate bedrooms and contains a fully-equipped bar with direct access to the rear gardens, pool and dock.  In addition, there exists an owner's office suite, multiple storage areas, indoor and outdoor half baths and a third-floor loft with den area. The home’s private elevator services all three floors.

This spacious home is craftsmanship at its finest, featuring hardwoods throughout the interior and a stucco exterior accented with attractive stonework.  64 Brams Point was constructed by Randy Jeffcoat Builders, and was the recipient of three Hilton Head Island LightHouse Awards in 2016, including honors for Best Exterior, Best Kitchen, and Best Overall.

The Nation’s Oldest City

As the nation’s oldest continually inhabited city, historic St. Augustine is still home to the majestic beauty that the Europeans discovered and developed upon in the 1500s. Positioned on the east coast of Florida, the quaint town lies only hours from major metropolitan cities such as Jacksonville, Orlando and Daytona Beach.

With natural waterways winding through the small town and the Atlantic Ocean at your fingertips, St. Augustine is a haven for water sports including sailing, fishing and kayaking.  A plethora of marinas are sprinkled throughout the city, offering waterway access to St. Augustine’s active occupants and thriving tourism market. The alluring alcove boasts 43 miles of pristine beaches, accommodating all types of beach-goers.

“There is nothing that can compare to it in the state of Florida. It really is like a European city on the beach in Florida. We have amazing waterways. The natural beauty of this town is spectacular. We have beautiful white sand beaches. Our bay front by the historical downtown and marsh views are just incredible,” says Jennifer Bryndal of Berkshire Hathaway HomeServices.

Historic downtown St. Augustine is a flourishing industry for local business owners. For such a small town, it is brimming with culture. On any given day, one could stroll through downtown and hear the melodies of native musicians playing live from local bars and restaurants.

Donna Matthews of Berkshire Hathaway HomeServices describes St. Augustine as active and energetic. “It’s very hip. It’s a very healthful city. There are several organic eateries, yoga studios and other healthy-living businesses. It’s young and vibrant. It’s like a European city that has been transplanted into America because it still has the small town feel with cobblestone streets.”

St. Augustine tops the charts as one of the best places to raise a family, take a getaway vacation or even to retire. Rich in history with a unique waterfront lifestyle, nothing compares to living on the waterfront in St. Augustine.

Vacation is Forever on Sanibel and Captiva

Sanibel and Captiva islands have no chain restaurants, no traffic lights, and no strip malls, there’s just nature at it’s very best, a small-town feel, magnificent white sand beaches, and those famous shells.

In fact, these glorious islands, curving along the west coast of Florida, create a giant scoop, collecting conch, coquina, and sand dollars with the tide flow. The best shelling in the world, they say. Fishing? Grouper, snapper, and tarpon abound in the turquoise waters.

For nature lovers, over 2/3 of the island is conservation or city owned land, protected forever from overdevelopment, with extensive bike paths, and a wildlife refuge where flocks of pink flamingos wade in crystal pools.

Realtor Jim Hall, owner and managing partner of VIP Realty's Sanibel and Captiva offices, came on vacation 26 years ago, and never left. “It’s the laid back, casual lifestyle,” he says of the place where he and his wife Karen raised their four children.  “It’s very private and safe, peaceful, little inclement weather, and among the best schools in Florida.”

Single family homes here range from $400,000 to $9 million, with condominiums starting at about $300,000 and topping $3.5 million.

A bridge away is ultra luxurious Captiva, a narrow island, with homes tucked into magnificent vegetation lining the single road leading into the village, with its fine restaurants and general store.

For just over $2 million, Hall has on offer a classic cottage with a private pool. Nestled in bougainvillea and palms, with a fine front porch and a picket fence, the 2700 square foot charmer has “an unpretentious, unstuffy island feel,” and is steps to the beach and downtown dining.

As for getting away from getting away from it all? You’re a Junonia shell’s toss from the high-end shopping and dining in Naples, and the international airport for a sprint overseas.
