Comfort and Luxury in Suburban Atlanta

By Natalie Friedmann

As a major metropolitan area, Atlanta might bring to mind the hustle and bustle of a big city, but the charm of the area spans beyond any of those stereotypes — some would even say one must only look just outside the city lines into the cozy city suburbs.

"Due to the vast expanse of companies headquartered in Atlanta, the city and surrounding areas receive quite a bit of real estate traffic from the northeast due to corporate relocation,” says Ed Short, REALTOR® with Better Homes and Gardens® Real Estate Metro Brokers, specializing in the north metro Atlanta area. The area has much to offer its residents from fine dining and various happenings at the renowned Fox Theatre to the nearby mountains and picturesque Lake Lanier.

In addition to the amenities, the north metro Atlanta area boasts some luxurious properties—one of which is located at 13210 Owens Way in Milton, Ga. This beautiful estate is located on 1.66 acres. The elegant brick and stone exterior sets the tone for the equally elegant interior, which offers a sprawling open floor plan. The grand, two-story foyer offers inviting, warm hardwood floors.

Beyond the foyer is a banquet-sized formal dining room and professional chef’s kitchen. There is a keeping room off the kitchen with coffered ceiling, built-in bookcases and stacked stone fireplace. A guest bedroom with a private, full bath is on the main level.

The master retreat is breathtaking with a trey ceiling, morning bar with refrigerator and sitting room with fireplace and built-in bookcase. The en suite master bathroom exudes a spa-like atmosphere.
A main attraction of this property is the finished, walk-out terrace level complete with full bath, two bonus rooms, stacked stone fireplace and a full wet bar. There is a patio off the terrace level with an outdoor fireplace and a brick paved deck off the master bedroom, both of which overlook the private, wooded yard. This property is listed with Ed Short for $1.45 million.

Atlanta's Southern Comforts

By Stephanie Cavanaugh

Ask about Atlanta and the accolades tumble. "We enjoy a temperate climate," says realtor Shawn Hollenkamp with Better Homes and GardensTM Real Estate Metro Brokers. "There's no true winter and snow's a rarity.  There's rich culture, historic homes, thirty-plus public and private golf courses. There's Lake Lanier and Lake Altoona for swimming, boating and skiing. Festivals? You name it there's something going on at all times; football and baseball and tennis and theater downtown; and Six Flags amusement park.    Low property and state taxes..."

Hollenkamp, a top one percent agent and certified relocation specialist with Better Homes and Gardens Real Estate Metro Brokers, specializes in the "northern arc" of Atlanta, including Fulton, Cherokee, and Cobb counties. Each, he says, has "a different flavor."

Fulton makes up much of Atlanta itself. North Atlanta, he says, "is very affluent, a mix of equestrian estates and country club communities, with homes above $500,000. Closer to downtown prices quickly rise and buyers can find condos and homes at various price points."

Cherokee County is more up and coming, with very nice new communities but a lot of undeveloped land. It's proximity to major employment centers makes it very attractive to home buyers.

Affluent Cobb County, on the outskirts of Atlanta, is "a touch of country in the city, with city amenities, top schools, and many homesteads with multiple acres."

A traditional two story rebuild home in the Cobb County town of Smyrna, located in the Forest Hill Subdivision for example, features five bedrooms, 3.5 baths, and basement.  The 3,500 square foot home priced at $599,000 sits on one third of an acre and is walking distance to the Smyrna Market and park and minutes to the new Braves Stadium.

Atlanta's homes may be splendid, and the activities vast, but what Hollenkamp likes best are the people, "They aren't in such a big hurry. There's a real southern charm."

Florida's Ultimate Gulf Front Home- Rosemary Beach

There are but two homes in the Rosemary Beach® community that occupy lots 115 feet wide and are directly on the Gulf of Mexico. Known as, "Founders Lots"  these are the first properties to be built in this magnificent, neo-traditional planned community, which rose from the sands of the Emerald Coast of Florida twenty years ago.

Of the pair, the extraordinary compound designed by Bobby McAlpine and known as Beluga holds pride of place. "It's the ultimate Gulf front home, setting the standard for future construction," says Linda Miller, broker at Rosemary Beach Realty. "When you walk into this oasis it's like you're on the beach," says Miller. With its rare elevation, there are direct, unobstructed gulf views from the first floor. The beach can be seen from every room. From the second floor gazebo the gulf views are panoramic, a fifty mile vista to the east and west.

Completely renovated in 2011, the 4,520 square foot home has an expansive great room with a gas fireplace, pickled wood floors and robin's egg blue ceilings of Pecky Cypress. This fabulous space opens to a marble dining bar, which seats eight and a gourmet kitchen with appliances from Bosch and Subzero.  Step out from here to a sublimely peaceful and private waterfront courtyard with jetted pool flanked by outdoor relaxation and dining areas.

The five bedroom, six bath retreat offers first floor guest suites with private entrances onto the courtyard. Additionally, the home offers a completely separate carriage house with two-car parking below and a fully equipped one-bedroom apartment above.

On the quieter, eastern side of town, you can walk to Main Street for dinner, but once inside the gates it's private. "Urban living -- but not," says Miller. "You can enjoy the convenience and synergy of downtown life, with total seclusion a few blocks away."

"It was named Beluga for the finest caviar," says Miller. One might also call it a whale of a wonderful retreat.

A Perfect Port in Naples

By Stephanie Cavanaugh

Naples, Florida has been named the happiest, healthiest place to live in the country. It is also among the wealthiest.  This sun-kissed, palm-fringed paradise on the Gulf of Mexico boasts more millionaires per capita than all but one city in America.

Of the stellar places to hang your yachting cap, Port Royal holds pride of place. Just a mile from downtown boutique shopping and divine dining, "the 600 homes here range in price from $5 million dollars to $60 million dollars, and 90 percent of them have deep water yachting and boating in their backyards," says Frank Sajtar, an Exceptional  Properties Specialist with William Raveis Real Estate.

Residents also have exclusive access to The Port Royal Club, a fabulous beach and tennis facility, sitting majestically along the waters of the Gulf of Florida with a full-service spa and multi-award winning restaurant. So exceptional is this club that "homes here enjoy a 30-35 percent difference in property values from neighboring communities," says the realtor.

Sajtar has just the place to park your yacht. An extraordinary 9200 square foot, two-story, gated palazzo, with a hint of Mediterranean panache, tropical landscaping and 140 feet of waterfront.

A sensational foyer with marble stairway opens to glorious formal living and dining rooms. The magnificent kitchen and great room combo has a glass wall opening to the terrace for seamless entertaining. Upstairs, an entertainment lounge features a theater, bar, and pool table plus fabulous panoramic water views.

There are five bedrooms, all en suite. The magnificent master includes a hand-carved travertine tub imported from Europe.

Surrounding the house is a virtual resort, with 13,600 square feet of terrace and pool, spa, outdoor kitchen and living area with fireplace, plus lift-equipped garage parking for six cars.

And for the boater? A 70-foot floating concrete dock with a lift for jet skis and another for a 30-foot boat.

St. Augustine's Southern Comfort

By Stephanie Cavanaugh

The nation's oldest city is awash with charm, history, and water.

It's also the rumored site of Ponce de Leon's Fountain of Youth. "I'm actually 85," laughs visibly younger looking Broker/Associate, Stefanie Bernsteinof Berkshire Hathaway HomeServices FNR.

Settled by Spain in 1565, and developed as a playground for the rich by Henry Flagler in the late 19th century, St. Augustine is unlike any other Florida city.  Downtown's historic district is a visual feast of terra cotta and moss, grand hotels, galleries, shops, and charming byways -- delightfully toured by horse and buggy or bike-and all overshadowed by Castillo de San Marcos, the oldest fort in the U.S., dating to 1695.

Scratch a top ten list and St Augustine hits the top. It's also a quick trip along Dixie Highway to the big city attractions of Jacksonville.

An added benefit.  St. Augustine is surround by water from the Intracoastal to marshes, rivers and the Atlantic Ocean. Just minutes from downtown are the broad sands of St. Augustine Beach, tranquil Crescent Beach and the wildlife sanctuary of Anastasia State Park.

If downtown has a wealth of Victorian and Spanish Colonial dwellings and architecture, "the island has cottages and more contemporary homes," says Bernstein.  "You can live in a community that has a harbor for your boat and be surrounded by ocean."

She currently has a listing on Lands End Drive that sits at the base of the Vilano Bridge near downtown. The home occupies, "just shy of four acres of marsh and Intracoastal. It's completely private, with no neighbors, and no one can build near you," she says.

Within a community that features a full service marina for your boat, the 3,500 square foot contemporary has "ocean and water views from every room." Yet, you can easily bike to downtown, and the ocean is just a two minute drive -- maybe three, if there's traffic.

An Eye for Detail: Perla Lichi Luxury Design

By Nicole Slaughter-Graham

Perla Lichi believes in the magic of destiny, and with a thriving, worldwide luxury interior design business, it’s easy to see why. Perla Lichi LUXURY designs for the elite in Africa, India, Dubai, the Middle East and the United States. But this thriving design business stems from humble beginnings—a true “American Dream” story.

As a young woman, Lichi knew she wanted to design. “I wanted to be a fashion designer,” she stated. “I was always an artist.” A scholarship to the Art Institute of Ft. Lauderdale led her to a career in interior design. In 1990, Lichi opened her own company in South Florida. “It was a small showroom in a shopping center,” she recalled. “It was just everyday design when we started.”

Lichi has many talents, but one in particular made her stand out and turned her single showroom into the global success that Perla Lichi LUXURY is today. “I believe detail is everything.”

The company focuses on a well-rounded, holistic approach to design, by taking into account the space, the personality of the people living in the space, the location of the property and cultural elements. “I want to design exactly what fits the personality and lifestyle of the people living in the space.” Through this process, she’s able to create completely customized, luxurious designs for her clients.

Two years ago, Lichi decided to share her approach and skills with the world, and she started Perla Lichi Institute, an online interior design tutorial. Most of the Perla Lichi Institute students are young women that wouldn’t otherwise have an opportunity to learn such a craft because of financial strain or cultural restraints. “I feel like I can make a difference in this world if I can help teach something to someone.”

The Florida-based design company, thanks to its innovative and passionate owner, sets the bar for custom, luxury design. You can learn more about the company at
