He had recently retired from a successful 20 year career in Mortgage Banking in which he held positions as VP Residential Lending at SouthTrust Bank, AVP Washington Mutual Bank in Residential Commercial Construction, served as President of Gulf Coast Mortgage Bankers Association, SW Florida manager DeGeorge Mortgage Corp and various other lending positions in the Sarasota/Manatee area. He is experienced in sales training, management and leadership.

Waterfront and Resort Living: Chatham, Massachusetts

The standard set forth by Cape Cod—that singular aura of classic Americana with an entire style of architecture named after the shingled, shuttered beauties lining its coast—is something many beach communities only dream of reaching.

Chatham, sitting pretty at the elbow of the Cape, with Nantucket Sound on one side and the Atlantic on the other, lives up to the hype.

“It’s a quintessential New England town,” says Chris Rhinesmith, co-owner of Pine Acres Realty. On Friday nights, people gather and dance at the bandstand shows in the midst of downtown. A summer baseball league delights fans young and old. Vibrant shops and restaurants line historic streets. In the distance, sailboats dot the deep blue harbor.

Though Chatham has a year-round population of just 6,000, the summer months see the numbers top 30,000, which makes the seaside town a go-to for investors and shore-lovers alike.

With Boston and its suburbs just 90 minutes away, Rhinesmith says many of his buyers are looking for second homes that they can enjoy for leisurely vacation time, and then rent for the remainder of the season.

“We handle 250 different properties that we rent for owners,” he says. Those buyers, whose waterfront purchases average between $2 million and $5 million, are seeing excellent returns on their investments, with rental rates ranging from $5,000 to $15,000 per week.

The seaside town is, of course, immensely boater-friendly, boasting four marinas within its borders. However, thanks to a 1987 moratorium on berth-building, “dockage is rare,” says Rhinesmith. “It’spretty coveted if you can find a place with a dock.”
