Bring Your Imagination to This Rare Siesta Key Find

By Monica Cavanaugh

Florida waterfront often calls to mind Spanish architecture, beach bungalows and Miami-style bright pastels. Nestled on the north end of Siesta Key, overlooking the glittering turquoise Gulf of Mexico, is a bird of a very different feather.

Guy Peterson, the highly lauded modernist architect from Sarasota, Florida, is at the helm of a stunning build. It is fair to say that an extra amount of heart has been put into this project - Peterson spent many days during his childhood on this very property, playing and fishing in the Gulf waters.

This property which was originally the Twichell Estate, is now being presented by Robert Dinan and Tayna Vy of the Dinan Realty Group. This pre-construction offering is a rare opportunity for buyers with a discerning eye for fine architecture and the Florida entertaining lifestyle.

“This is an opportunity for someone to come in and own and build something fantastic,” says Dinan. “It’s such a unique piece of property. It is amazing that it still exists without being developed.”

This 3 bedroom, 3 ½ bath pre-construction design is set on almost a full waterfront acre at the north end of Siesta Key. This windowheavy designed home is meant to take full advantage of the barrier island’s spectacular views.

“The property faces the bay, with the Gulf on the left side and cityscape on the right side,” says Dinan. “During the day you will experience beautiful water views, and at night the back drop will be the beautiful John Ringling Bridge and the lights of downtown Sarasota.”

Situated on 108 feet frontage of deep Gulf water at Big Pass with possible dockage available, It is just a five minute bike ride to Siesta Key’s world class powder-white beaches. The location is equally as convenient to shopping and dining options at Siesta Key Village and downtown Sarasota.

Gulf Coast International Properties: Service. Integrity. Luxury Experience

By Stephanie Cavanaugh

With it's low-key lifestyle, Naples is a more casually sophisticated alternative to Florida hot spots like Palm Beach. "Here, millionaires wear flip flops -- and drive the Ferrari to buy groceries," says realtor Tim Savage.

Tim Savage and Mike McCumber co-own Gulf Coast International Properties, a boutique luxury real estate firm specializing in waterfront and beachfront property in this sublime Gulf town.

The partners offer cutting edge marketing and services, with a twist. "We're more like advisors than selling agents -- a concierge service," McCumber explains. It works. The company continually sets records across luxury markets in southwest Florida.

The partners offer cutting edge marketing and services, with a twist. "We're more like advisors than selling agents -- a concierge service," McCumber explains. It works. The company continually sets records across luxury markets in southwest Florida.

Unlike traditional firms that tend to nurture solo stars, Gulf Coast's agents work as a team, bringing agents, buyers, and listings together. "We do as many deals in the conference room as we do through the MLS," says McCumber.

They're marketing methods are also unusual, presenting properties where "like-minded buyers are already looking at other luxury items, like boats and jets. We present properties in areas where traditionally a buyer wouldn't be exposed to luxury real estate," says Savage.

And on-line marketing has become essential. "Digital space offers unlimited potential for both buyer and seller," Savage adds. "Getting us in front of a couple sitting in a cafe in Paris, looking at a smart phone...that is the future of effective luxury real estate marketing."

A superb spot to park your Ferrari is within the exclusive community of Port Royal, where residents enjoy the Port Royal Club with its state-of-the-art fitness center, Hydro-grid tennis courts, huge beach-side pool and clubhouse. Waterfront and beach front properties include some of the most luxurious homes in the United States.

For example, inside meets outside in blissful harmony at 1770 Galleon Drive, where a magnificently designed home opens to a sensational patio playground -- all overlooking gorgeous Galleon Cove.

Now that's luxury living.

Luxurious Waterfront- Wilmington, North Carolina

By Dawn Bernard

With welcoming Southern Hospitality, thriving local industry, recreation, great medical, galleries, theaters, museums; a university and several colleges; shopping and restaurants, an international airport, top rated golf courses, low taxes and the mild to tropical climates (summer averages in the upper 80°s; winters average in the upper 50°s) it is no wonder Wilmington, North Carolina has been named one of the best places to vacation, live and work in America.

Wilmington is a historical, culturally diverse city located between the Cape Fear River and the Atlantic Ocean. Wilmington’s waterfront downtown offers horse-drawn carriage rides through the cobblestone streets, antique shops, bars, live music venues and some of the finest examples of beautifully preserved 19thcentury architecture.

Waterfront homes range in style from quaint beach cottages, to stunning estates with common features of breathtaking views, dolphins, coastal birds, the smell of salt air and the quiet whisper of the distance waves.

At first visit, you'll see why so many have flocked to Wilmington’s pristine coastal lifestyle with the attractions and conveniences second to none. Once you have found Wilmington, it will not take long to discover the most prestigious community in Wilmington and very possibly on the entire East Coast. Located directly on the ICWW, overlooking the Atlantic Ocean, Wrightsville Beach and Figure Eight Island is Landfall. The Country Club of Landfall hosts two golf courses, designed by Golf Legends Pete Dye and Jack Nicklaus, and a sports complex including 14 tennis courts, an extensive fitness center and an Olympic-sized pool.

RMB Building & Design, LLC Owner, Mack Braxton, has been building custom homes in Landfall and the surrounding beaches since the 1970's. Braxton believes the key to their success has been their hands-on approach and attention to detail on every project. 1100 Pembroke Jones Drive exemplifies all that RMB Building and Design, LLC stands for. It is one of the most desired addresses and residence within the gates of Landfall.

There is no greater pleasure than to wake up to a sunrise over the water, or unwind on your dock with a warm coastal breeze and the spectacular color pallet of a Coastal North Carolina sunset.

Dawn Berard, Broker Owner of Sold Buy the Sea Realty, LLC explains that there is no greater pleasure than to wake up to a sunrise over the water, or unwind on your dock with a warm coastal breeze and the spectacular color pallet of a Coastal North Carolina sunset.

Waterfront is still available and affordable in Coastal North Carolina. Don't miss the opportunity to call Wilmington, NC home!

A Marvel on Manatee River

by Natalie Friedmann

When you think of “the South,” what most likely comes to mind is barbecue, country music, stunning plantations and sweet Southern hospitality. That being said, most people forget about one of the southernmost states – sunny Florida, with its beautiful, pristine beaches; luxurious waterfront properties and relaxed, friendly energy.

Sarasota, Florida is one of the most desirable places to put down roots in the Sunshine State, no matter what stage of life you might be in. Sarasota is home to great shopping, exquisite restaurants and culture abound, including The Ringling Museum of Art and Sarasota Opera. Between the award winning beaches and ideal year-round weather, Sarasota residents partake in an abundance of outdoor recreational activities, such as golf, boating, fishing and paddle boarding.

The newest, most stunning property on the market is located at 656 Regatta Way in Bradenton, just 20 minutes north of Sarasota. This new 4,800-square-foot home finished construction in 2015 and has never been lived in. The property is located in The Reserve at Harbor Walk, a gated waterfront community on a prime boating location directly on the south side of the Manatee River.

“The design of the home complements the expansive waterfront views by mixing clean and contemporary touches with classic looks and soothing beach colors and textures,” says Ann Moore, agent with Michael Saunders & Company in Sarasota.

The gourmet kitchen is bright and well-appointed with a glass tile backsplash, top-of-the-line appliances, breakfast bar and subzero wine keeper in the center island. There is also a den, great room, upstairs tech or hobby room and elevator.

This striking home has the ideal design for outdoor entertaining -- the ground level boasts an outdoor summer kitchen and exterior bar, infinity edge pool, fire pit and private boat dock. On the upper terrace you will find a walk-in, glass, climate-controlled wine keeper and modern loft bar, perfect for enjoying the endless river views.

Between these desirable amenities and the electric vibe you’ll feel immediately from the minute you first walk in the door, it’s likely this property won’t be on the market for long.

West Coast Florida Luxury

by Lauryn Howell

Situated just north of Naples, in beautiful Bonita Springs, lays a hidden gem on Florida’s west coast: Bonita Bay. A 2,400-acre master-planned community, developed on an ecologically sensitive piece of land and delicately placed amidst the gentle ecosystems which include fresh and saltwater marshes, mangrove lined waterways, the beautiful and winding Imperial River and Spring Creek leading to Estero Bay and the Gulf of Mexico.

Aside from offering five championship golf courses, including the world’s first 36 hole Audubon International Signature course, this idyllic community boasts a marina with access to the Gulf of Mexico, private shuttle to the beach club, 18 hydro-grid tennis courts, a newly completed 18,000 square-foot spa and fitness complex and two country clubs, complete with pro shop and both formal and casual dining.

Even more remarkable than the amenities is the sheer beauty of the homes located within this distinguished community. The French Riviera inspired residence at 3351 Creekview Drive overlooks the eleventh fairway and lake of the Creekside Course at the Bonita Bay Club. Although its 6,299 square-feet; 6 bedrooms; 5 baths and exquisitely landscaped, private, poolside courtyard make it perfect for entertaining guests, this $2.6 million dollar masterpiece is also quite intimate and private, as each bedroom maintains a degree of seclusion within the home. This estate excels at being a cozy place to entertain friends and family for any occasion, with the gourmet kitchen as the centerpiece, designed to exceed the demands of any gala. Southern exposure for the pool offers all day sun that supports an event whatever the time of day!

A convenient 5 miles to 2015’s No.2 Beach in the US, Barefoot Beach and just a 15 minute drive from downtown Naples, a unique destination all its own offering world class dining options, a high end shopping district and countless local boutiques and art galleries as well as some of the most pristine beaches in Florida.

This estate is listed by Garren Everett Grup, a 13 year veteran who specializes in new construction communities, as well as luxury and resort properties.

Up on a Mountaintop, Down on the Farm

by Stephanie Cavanaugh

Asheville, North Carolina is arguably one of the best places to live in the United States. Between stunning views along the Blue Ridge Parkway, unlimited amounts of outdoor recreational activities and irresistible seasons, it’s hard to deny the inclination to put down roots and start a new adventure here.

If you really want to know Asheville, North Carolina, talk to Billy Taylor. His family has occupied the same 400-acre ranch for almost 100 years. "I guess that makes me a native," says Beverly-Hanks and Associates’ top luxury agent with a chuckle and mellow drawl.

Among Taylor’s hottest new projects are mini-farms, with four in the works and a fifth in the visionary stage. "A lot of people dream of living on a mountain homestead with chickens, horses and vegetable gardens. We are fulfilling that dream, giving people a taste of that lifestyle with a semi-rural setting, minutes from the diverse attractions downtown Asheville has to offer.”

These three to six acre properties don't require the commitment of a full-fledged ranch or farm, but they are a lot of fun, particularly for kids. "It’s really wonderful to see families collect eggs from the chicken coop and crops from the garden," he says.

That feeds right into the whole Asheville dining scene, which Taylor described as not just big, but “Huge.” The town was recently named the seventh best food city in the country, with particular focus on locally raised, organic meats and vegetables. Asheville is also referred to as a beer capital of the world, or “Beer City USA.” From microbrewers to large breweries, like Sierra Nevada, New Belgium and Oskar Blues, you can try a multitude of beers on almost every corner.

“We have a little something for everyone,” says Taylor. “If you’re looking to blend today’s fast paced lifestyle with the relaxed pace of southern living this might be the perfect fit for you and your family.”

Ciĕl Brings Heaven to Earth

by Stephanie Cavanaugh

150 years ago the top of Elk Mountain, hovering majestically above the city of Asheville, North Carolina, was filled with apple orchards. Elk Mountain Scenic Highway is now the most well known and challenging ride for cyclist in Asheville.

The apple trees may have seen higher numbers in the past, but the view remains -- now sprinkled with downtown city lights at night. But if you look closely, sprouting amid 110 acres of challenging crags are homes so artfully designed that they seem a part of the mountain itself.

Developer David Zimmerman divided this parcel into 25 lots ranging from two and half to thirty acres, intending each customcrafted home "to stand on its own architecturally and in quality -- each worthy of a Magazine Cover."

Ciĕl, it's called; French for heaven, or sky.

Three homes have been built so far, with the first winning international accolades for its brilliant incorporation of green building techniques in a high-end luxury property.

The latest residence completed is a play on Frank Lloyd Wright's masterwork Falling Water. "But without the water," Zimmerman says with a laugh.

Winner of the Innovative Design Award from the Asheville Home Builders, the 4,869 square foot home is built on three cantilevered levels, each sheltering the one below, with vast expanses of glass and terraces offering spectacular views of downtown Asheville and the mountains.

The glass-walled entry opens to a living room, dining room, flex office/guest and expansive deck, using a wood stone clad seethrough fireplace tower. One flight above is the 1,200 square foot master suite with two decks, a breakfast bar and a sybaritic spa bath with floating vanities, glass shower and a glass-enclosed therapy tub. Two additional bedroom suites, a deck, a wet bar, space for a home theater or fitness and a screened porch are on the lower level.

All in all, this home is simply heavenly.

Doing The Charleston in Asheville

by Stephanie Cavanaugh

When it comes to quality of life, Asheville, North Carolina is now leader of the pack. Ann Skoglund, the number one agent at real estate powerhouse Beverly-Hanks & Associates for 21 years, says it’s trumping even Charleston in popularity.

"There's the natural beauty, with the Blue Ridge Mountains, long springs and falls and mild winters; hiking, camping, tubing and golf,” she describes. “There’s amazing health care, with Mission Hospital Systems, one of the top 15 in the country, the River Arts District, with potters and painters in studios along the river, and the symphony, theater and restaurants."

Asheville is teaming with critically acclaimed restaurants, a fantastic food truck scene and a superb culinary school, making it hard to get a bad meal anywhere. And beer? "Asheville has been crowned Beer City USA two years in a row," Ann reminds us.

Sound more like the west than the east? Californians, Coloradans and Texans have taken note.

Residents can live on a mountaintop, a farm, a ranch, a golf course or downtown; the lifestyle options are myriad.

You can even live on the grounds that were part of the fabled Biltmore Estate, George Vanderbilt’s 250-room chateau that dates to the 1890s. The newest one is the Ramble with miles of hiking and biking trails and parks, a wellness center and a clubhouse, "it's very popular with newcomers," she says.

In coveted Biltmore Forest, Skoglund is featuring a completely remodeled roaring ‘20s vintage home. "It's unusually light and open, with an amazing number of windows and French doors overlooking the fabulous garden," she says. The four bedroom home has formal living rooms, a sun room and a magnificent great room/kitchen with a fireplace.

In the Ramble, custom-built, 5,216 square-foot Tuscan villa built in 2007 has great vaulted spaces, custom woodwork, radiant heated floors and an "amazing kitchen" with a pizza oven and commercial appliances. The second floor library encircles the dining room, offering a bird's eye view of your banquet.

The Garden Oasis at Addison Reserve

by Monica Cavanaugh

When Broker Ben Schachter shows a prospective member around Addison Reserve Country Club in Delray Beach, Florida, he doesn’t usually start with the homes.

He begins with the unparalleled lifestyle as the focal point, highlighting the three remarkably maintained Arthur Hills golf courses, eleven tennis Hydrocourts, state-of-the-art fitness center, dedicated card rooms and heavenly spa. Schachter treats them to lunch in one of the club’s restaurants, helmed by executive chef Zach Bell, James Beard finalist and alumni of the famed restaurants Daniel and Café Boulud. He arranges for the prospects to enjoy a round of golf or some R&R at the spa. When the papering and touring are complete, Schachter begins showing the beautiful estate homes.

“By the time our customers see what Addison Reserve has to offer, they’re so overwhelmed and impressed that the selection of a property is relatively easy,” says Ben Schachter, Broker and owner of Addison Reserve Realty, LLC. “The vast majority of the affluent people to whom we sell homes and memberships are members of other country clubs, but quite frankly, they can’t find our level of amenities or service offerings anywhere else.”

Lush landscaping along the Addison roadway gives the sense of driving through a garden rather than a residential neighborhood, and lends an air of exclusivity to the residences within the nineteen unique villages. The estate homes range from below $500,000 to over $3,500,000.

With only 717 single-family homes and a small inventory of homes for sale, the opportunity to call Addison Reserve “home” is both special and rare. This Platinum and Emerald Club award winner beckons a select few to “Live the Dream.”

Addison Reserve Realty’s featured property is a custom estate home situated in the highly sought village of Isla Verde. The grand entrance, top-of-the-line materials and luxurious appointments are awe-inspiring. This extraordinary property is offered at $3,495,000. Prospective members should contact Addison Reserve Realty at 561.300.6918, for a personally guided tour of the Club and an introduction to this impressive home.

By Cathleen McCann

Midway between Boston and New York is the southeastern Connecticut town of Norwich. Nicknamed “The Rose of New England,” this small city in New London County has a lovely architectural downtown and many year round local activities. The Northeast’s larger cities, the Long Island Sound and the Rhode Island shore are all just a short drive away.

One of Norwich’s premier properties is located at 54 High Meadows Lane. This 7,000-square-foot custom Arts & Crafts-style home is the ultimate blend of modern comfort and architectural style. “There is superior quality and craftsmanship throughout the home,” says Dave Thomas, Exceptional Properties Specialist with William Raveis Real Estate in Mystic, Connecticut, representing the property.

The $1.2-million home has four bedrooms and is filled with exceptional materials and features, including an office with a green marble fireplace and mahogany cherry stained coffered ceiling, a large gourmet kitchen with a terracotta floor and a living room with a cozy fireplace nook for relaxing by the fire. The octagonal shaped dining room has a hand painted mural and a cherry trimmed ceiling, while a well-appointed master suite has its own refreshment center. The family room has a floor-to-ceiling stone fireplace, cedar walls and a cathedral ceiling, and connects to a screened-in porch with slate floors.

A second family room located on the lower level has a kitchenette and opens up to the patio and outdoor entertaining area with a heated in ground pool and spa. The home has large French doors and floor-to-ceiling windows throughout to take advantage of the seasonal changes and wonderful vistas. The property also includes a pond stocked with blue gill and small mouth bass.

Classic New England: Quintessential Mediterranean

By Cathleen McCann

An idyllic gem of a town located on the Hudson River, Irvington, New York is one of the most sought after places to live in Westchester County. Its historic past, beautiful natural setting and gracious homes are just some of its distinguishing features.

Known as Millionaire’s Row during the nineteenth and early twentieth centuries, Irvington was the summer residence of many notable families, such as the Vanderbilts, Rockefellers and Astors. Only a handful of these large estates still exist, including Villa Verde, one of Westchester’s premier properties.

“This charming river town is pretty near perfect,” says Vicki Wessel, who is representing the property along with Pam Eskind. Both are brokers for William Raveis Legends Realty Group. “It is a tranquil place to live, yet you have an easy commute to Manhattan, only nineteen miles and a quick train ride away.”

Set on over two acres of beautiful, private grounds, Villa Verde is a spectacular compound consisting of a 11,357-square-foot mansion with seven bedrooms, a three-car heated garage, a separate 3,000-square-foot guest house with three bedrooms and a 2,000-square-foot pool house featuring a heated indoor pool with diving board and sauna plus an additional two-car heated garage. The compound is able to accommodate many people, making it the perfect year-round home or corporate retreat.

Villa Verde, lovingly restored to maintain historic details, incorporates contemporary updates such as a custom kitchen and state-of-the-art heating and cooling systems. Soaring ceilings, marble and wide-plank wood floors, intricately carved stone fireplaces and stained glass windows and doors are just some of the features that can be found throughout.

Its stucco and terracotta roof exterior is complemented by bluestone patios, an outdoor fireplace, formal gardens and expansive lawn. Private access to the Old Croton Aqueduct Trail makes it easy to maintain an active lifestyle.

“Every room of this house reflects a perfect blend of timeless character and modern living,” says Eskind. “It is the quintessential Mediterranean property.”

Classic New England: Coastal Jewel

By Cathleen McCann

Just twenty-five miles northeast of Manhattan is the beautiful coastal town of Rye, New York. This highly desirable community in Westchester County is only six square miles in size, yet its prime location attracts buyers looking for that perfect waterfront home with easy access to New York City.

One of Rye’s best properties is located at the end of a private cul-de-sac at 4 Sackett Landing. This spectacular 4,686-sqaure-foot Nantucket Colonial waterfront home is set on nearly two acres of land with sweeping panoramic views of the Long Island Sound and Kirby Mill Pond. The waterfront light in the $7.5-million home is extraordinary, making the views beautiful from dawn to dusk.

“This superbly built home was architecturally designed to maximize both the space and the site,” says Nancy Everett, associate broker with William Raveis Prestigious Homes in Rye, who is representing the home for sale. “The home’s open floor plan and expansive porch and patio offer endless opportunities for entertaining both inside and outside.”

Beautifully crafted with the finest materials and an attention to detail, the impeccably maintained home has three floors of living space. Its features include 200-year-old reclaimed wood wide plank floors, two stone fireplaces made with stones excavated from the site, custom cherry paneling and coffered ceilings. Generously sized windows and doors provide stunning waterfront views from every room in the home. A cedar shingle roof and wood shingle exterior beautifully complement the professionally designed gardens.

A perfect home for boaters, the property is near a boatyard and has the potential for a dock to be built on site. “The property extends well beyond the reinforced seawall into the protected cove of the sound,” Everett explains.

This unique waterfront home opportunity makes for a great year-round home or weekend retreat. “You feel like you are on vacation, but you are so close to all that Rye has to offer and so close to New York City.”

Masterminding the Future in Westchester County

By Stephanie Cavanaugh

When Jay Dweck bought his sprawling stone mansion in Bedford Corners, New York, the engineer, violinist and triathlete set out to make a home resort that encompasses pleasure and posh on the 5.5 acre property. He succeeded in spades.

Architecturally splendid and exquisitely finished, the six bedroom, seven full and four half bath mansion, with its music room, home gym, sauna, steam room, theater and dream kitchen, offers luxury on par with the world's finest hotels. From the Venetian plastered walls to the towering ceilings that are paneled, coffered and detailed with tiers of moldings, everywhere you look is stunning.

Even among the splendid homes of neighbors such as Bruce Willis, Michael Douglas, Blake Lively and Ryan Reynolds, the 10,500 square foot home stands out. "It's a unique family compound," say Robyn Eckhaus of William Raveis Prestigious Homes, who is listing the property along with Stacee Massoni. "When you're inside, it's a very cozy family feel. You don't feel you're in a massive house."

This spectacular home is fully automated with 30 Creston Panels, 140 audio speakers, 24 big screen TVs, and a state of the art security system. Luxury abounds, even the bath water is triple filtered. "It's as pure as bottled water," says Massoni.

The outdoor space is second to none. The home boasts the “world’s most famous pool” says Eckhaus and Massoni. The award-winning custom pool modeled after Dweck's own Stradivarius violin, is equipped with 5,600 fiber-optic cables which create multicolored strings, and a hot tub in the shape of a chin rest. The pool and terrace are both heated for year round outdoor enjoyment.
