Shine On: Captured by Sanibel and Captiva

Starting today we will be doing a series of blogs on different areas in Florida.

The sun is shining down on buyers in the Sunshine State. It doesn’t matter who you ask or in what part of the state they’re in, every realtor says the same thing—the time is now.

The time is now for buyers interested in Florida’s luxury real estate market. Like the rest of the country, Florida’s market recovery is underway, but Florida has a few tricks up its sleeve to speed up the process. For starters, Florida will continue to be, as it has for the past 70 years, one of the fastest-growing states in the country. Florida’s beautiful beaches, amazing weather, outdoor and recreational amenities, as well as economic opportunities and friendly business environment, with no state income tax, are enough to lure anyone south.

So with a continuous flow of people still migrating to Florida, all signs indicate toward a shorter market-recovery time and long-term economic development. The home sales’ volumes are steadily rising as will the prices soon after; thus, while the inventory is aplenty, pick a destination and take action—because in Florida you’re not just buying real estate, you’re buying a lifestyle.

Traveling a great distance in search of the laidback atmosphere found on a tropical island is no longer necessary. The Islands of Sanibel and Captiva offer the same low-key environment but are only a Causeway away from Fort Myers. “Sanibel is about 65 percent conservation land,” says Jim Hall, Managing Partner of VIP Realty Group, Inc. “With the weather and boating, there is as sense of being on a tropical island yet being close to the mainland.”

The Ding Darling National Wildlife Refuge is home to 238 species of birds, more than 50 types of reptiles, and 32 different kinds of mammals. Designated scenic drives, bike and walking paths, canoe trails and bird watching locations can be found all throughout the Refuge. Additionally there are beautiful beaches, great restaurants, and friendly shops as well as a theater and a $10-million recreational facility—but not a stop light in sight.

This down-to-earth haven only has 3,500 fulltime residents and 7,000 seasonal residents. Hall, who has been a Realtor® on the islands for 20 years, says with the improving market, many of the buyers and sellers already own in Sanibel and Captiva and are merely upgrading while the time is right. “The market bottomed out and interest rates are at a historical low,” Hall says. “There is lots of inventory, and it’s a great time to buy.”

A home on the largest lot on the bay is currently one of properties on the market. “The point-lot property on Bird Lane is likely the finest on the bay in Sanibel Island,” Hall says.

Villa Toscana Sul Pacifico

Only the Tuscan Villa of the Pacific along The Strand in Manhattan Beach, CA, can transport you halfway across the world onto the rolling hillsides of Italy, yet give you the Pacific Ocean in your front yard. A wine cellar—reminiscent of an underground winery most likely found while exploring in the hillside villages of Montepulciano, Pienza and Montalcino—is also nestled in the bottom level of the house.
