The Venice of America: True Luxury In Florida

The Florida sun is melting real estate negativity. “After all of the doom and gloom, the sun is shining in South Florida, and the ultra-luxury market is drawing buyers,” says Julie Jones of Premier Estate Properties in Fort Lauderdale. Named the top broker in Fort Lauderdale as well as the top broker for all five of Premier Estate Properties’ offices, Jones knows pushing the Florida lifestyle is a key component in selling Florida real estate. “We are selling a lifestyle,” Jones explains. “We are taking people away from the cold and rain.”

Fortunately for Fort Lauderdale, all it takes is mentioning an average of 249 days of sunshine a year, 23 miles of magnificent beaches, and being the yachting capital of the world for affluent buyers to come running. If that doesn’t do it, throw in the fact that Fort Lauderdale is ranked fifth in the United States for the percentage of homes that cost in excess of $1 million. This idyllic, cosmopolitan area boasts fine boutiques, art galleries, exceptional restaurants and sidewalk cafes down the length of Las Olas Boulevard as well as a flourishing arts and entertainment district along Riverwalk.

This year is off to a good start for the Fort Lauderdale ultra-luxury market with many buyers from Russia, Europe and Canada. “Last year was educating the buyers, and this year people are coming, looking and buying,” Jones says. “They are making low offers because everyone is still cautious, but they are making offers and going into contract on the properties.” Thus far in 2010, Jones has already closed two properties worth a total of $8 million, with an additional $9 million in business pending.

Prime oceanfront and waterfront properties are the focus of buyers in Fort Lauderdale. Moreover as the Venice of America, Fort Lauderdale has many ocean and waterfront properties for buyers to choose from. An exclusive of Julie Jones at Premier Estate Properties is a $10.995 million, Mediterranean-inspired estate situated on the south east point of beautiful Solar Isle in the prestigious and gated community of Riviera Isles. This 11,000-square-foot home offers the essentials for luxury entertaining with a gourmet kitchen connected to the intimate dining room and wine room through the butler’s pantry, the family room and wet bar area adjoining the formal living room, and the entire third level club room with a billiard table, media area, wet bar, and covered loggia and expansive balcony.

Premier Estate Properties also has listed a $7.495 million villa directly on the sand with terraces that have unobstructed views of the rising sun and captures the breezes coming off of the beautiful Atlantic Ocean.

Andie MacDowell’s Estate For Sale

Andie MacDowell’s Estate

This Tudor Style home is the beautiful Andie MacDowell’s. The stunning actress that exploded on the screen in the 80’s has put her Asheville, North Carolina home on the market for 4.9M.

Ms. MacDowell worked with architect Robert Griffin and his design partner Ron Clemmer to design her home since they had worked on several homes in the neighborhood.  The home was inspired by a photograph her daughter picked out of the Chateau de Angerville in France that was built in the 1920’s. The home having the Tudor elements Andie wanted, but needed a romantic feminine twist and that is just what Griffin provided. Griffin’s use of abundant windows brightens the interior spaces and softens the façade connecting the exterior space as an essential element to the overall design of the house. Without his use of windows the home might have been to dark and gloomy because of the dark paneled wood used to reflect the architectural period they were trying to emulate.

The luxury estate truly gives me the feel of a storybook castle. The romantic ambiance flows from the landscape resembling an English garden to walking inside the front door made of stained-glass paneled with shamrocks.

What makes the home a luxury home is that it effortlessly flows from cozy living space to formal entertaining area. The kitchen a natural gathering place for any family has a six burner Viking range, impressive countertops and a large island that was custom designed by Griffin, but could easily be turned into an area to cater a larger crowd. One feature that is not found in modern homes is a butler pantry, but in this home you find one. It is a needed room to separate your kitchen from the formal dining room. Not only great for everyday storage, but when you’re entertaining you don’t want your guests to see your place a mess.

Also, this home is able to blend interior and exterior space. The great room opens to the back terrace. The back terrace not only has views of a plush golf course, but an enchanting dining enclave that has beautiful wrought iron detailing by a local artist. The exterior doesn’t feel like you are outside just an extension of the inside.

The four-story home has six bedrooms and seven and a half bathrooms, but what I find most impressive is the master suite. Actually now that I think about it this masterpiece of a bedroom should be called a bedchamber. It features a tiled fireplace, a dressing room with a walk in closet , an adjoining master bathroom. The coolest part of all is the room all girl want…the tower room. The tower room is the master’s secret retreat to get away from it all and melt the stress away.

This home inspired by a French Chateau is elegantly comfortable it is truly sophisticated, stylish and best of all practical luxury.

This home is listed on duPont REGISTRY for 4.9M by Jo Chandler of Preferred Properties, Inc.

Vancouver's Green Luxury Real Estate After Olympics

Greenest Neighborhood in the World

What is going to happen to Olympic Village once the medals are handed out? Millennium Waters is what it will become. The best part is that people will be able to buy this green luxury real estate in Vancouver.

If you buy this Condo on Vancouver’s Southeast False Lake bank you not only can brag to all your friends you are living in what was once Olympic Village, but you are you living in the Greenest Neighborhood in the World! This neighborhood was just awarded the LEED Platinum Certification for the entire neighborhood and the Gold status as well. Only one other neighborhood in North America holds that title.

The construction on the village started with green building and features in mind. The condos some of most innovative green living features. From the materials that they used in construction to appliances in the condo that resident will be using every day.

The building material is all natural and non-toxic and the resident can monitor their energy and water use.  Water use is cut back dramatically compared to other homes because of rainwater being used to flush the toilets. The renewable energy system, like solar panels and solar water systems generate power for the home. Meaning more money in your pocket and not being sent to the utility company. This site even has a net-zero energy building on the site.

The neighborhood is a true mixed-use complex with both residential as well as commercial. If you bought a condo in Millennium Waters you would be setting the bar for eco-friendly developments.

Geodesic Luxury Home Flagler Beach

Geodesic Dome Luxury Home Flagler Beach

This geodesic luxury home on duPont REGISTRY is listed by Suzanne Mathis from Atlantic Ocean Realty is such a great catch.

This luxury home sits on 3 acres of beach front, an amazing view from any of the 6 bedrooms. It is a perfect location for the fit at heart. The opportunities abound you to stay in shape either on the beach or on the water. I know I would be motivated to go for a run with a beach calling me every morning. This luxury property also has the canal running behind it great for kayaking especially since it leads out to the intercoastal water ways. Also, this luxury property has a state of the art work out facility.

Flagler Beach is a small coastal town nestled on the north east coast of Florida only a half hour away from Daytona and an hour from the historical city of St.Augustine.  This beautiful little beach town is a great place to live and a perfect location to vacation, but one think to keep in mind is hurricane season. Florida in general is a great state to live in, but with hurricane season lasting for over six months you have to do your research before investing in a property.

Flagler beach has been lucky this past hurricane season, but it hasn’t been so lucky in the past. High speed winds have caused major damage to this small down.  In 2004 Hurricane Francis blew through with 85 mile an hour winds and so did Hurricane Frances. Hurricane Frances with its winds washed away the 140 foot wood pier that was one of Flagler Beach’s favorite spot for tourist.

With knowing this about Flagler Beach if you were to buy real estate wouldn’t you want to make sure that it can withstand Mother Nature? I know I would. That is why this geodesic dome luxury home is such a great deal.

Geodesic dome homes are a great investment when it comes to Mother Nature because it is the safest shelter when a storm hits. The structure is built to with stand high wind speeds and ground protection that occur during hurricanes. The reason why it can withstand high wind speeds is due to the structure being aerodynamic in its spherical shape designed by Fuller R. Buckminster Fuller. A geodesic domes aerodynamic shape offers the best above ground protection against winds from any direction, allowing gale force winds to slip past it. A dome has even distribution of weight and a low center of gravity with no foundation. You ask why is having no foundation a good thing. Well, with water surrounding this property you don’t have to worry about flooding, which is big concern when living on the water.

Not only is this luxury home beautiful, but it’s safe to boot.

This luxury home is listed for $1,595,000.

Washington DC Luxury Home

Washington DC Luxury Home

Last but not least on the Forbes and Mercer top 10 most expensive cities to live in the United States is Washington DC. Washington is such an amazing city being the capital of the country. I have had several opportunities to visit. I am a bit of a history dork and love the national museums. When you walk around the capital district you not only get to see all the memorials, but the vision of architectural splendor.

DC is considered a planned city. The city lay out was designed Pierre “Peter” Charles L’Enfant, a French born architect, engineer, and city planner that first arrived in the colonies during the American Revolutionary War. He is the one to thank for the grand area called the National Mall. It does not surprise me at all the Washington DC is on the list of the top 10 most expensive cities to live in the United States at all. If you think about it being the capital of the country this city holds so many important builds and organizations that have to exist for the country to be able to function. Not only is it home to the President, but his entire cabinet and all the organizations that support them. I personally wouldn’t live in DC unless my office was the shape of on oval if you get what I am saying.

Looking at duPont REGISTRY I see that there are several amazing suburbs that surround the capital district and I think that I would pick a place outside of the city to live. Looking around I found a home that I just adore. I have been lucky enough to have stayed in the town of Alexandria Virginia before. The down of Alexandria is just a hop skip and jump away from the DC nestled on the opposite bank of the Potomac River.

This luxury home, listed by Penny Yerks on duPont REGISTRY, is a wonderful example of colonial structural design.

With its red brick exterior tiered with thick white modeling to complete this 5 floor masterpiece. Don’t let this fool you though being one of Alexandria’s Old Townlargest historic townhomes doesn’t mean you won’t be living in modern luxury. This townhomes with approximately 7,400 square feet of completely renovated interior space blending fine original detail with modern amenities. It contains beautiful moldings, pine flooring, a truly gourmet kitchen, luxurious spaces, master suite and large additional bedroom loft with exposed beams and a full bath. You can practically see the river from this luxury home or you can walk out onto your landscaped patio to enjoy the outdoors.

One of main reasons why I picked this suburb out is Old Town district. This pedestrian friendly town known for its beautiful concentrated area with high-end boutiques, fine restaurants, antique shops and theaters on the river is just breathtaking. Not only is it a great place to live, but to visit. Alexandria was picked by amazon.com as the number 1 most romantic city based off of its compiled sales data from romance novels, sex and relationship books, romantic comedy DVDs, Barry White CDs and sexual wellnesss products since January 1, 2010. How funny is that? So if I can’t live in the White House I would pick this amazing townhouse to live in right outside of DC.

This luxury home is listed for $6,400,00

Houston-Luxury-Home

The 9th most expensive city to live in the United States according to Forbes and Mercer research is Houston, Texas.

Houston being considered a beta world city doesn’t surprise me that it is one of the most expensive places to live in the United States. Houston's economy has a broad industrial base in the energy, manufacturing, aeronautics, transportation, and health care sectors and is a leading center for building oilfield equipment; only New York City is home to more Fortune 500 headquarters in the city limits. Being a beta world city rich with history and the Port of Houston being the ranked first in the United States in international waterborne tonnage handled it does not surprise me at all that this city is on the top 10 list.

This Houston luxury home definitely fits the good old saying everything is bigger in Texas. This home on duPont REGISTRY is gem in the big city.

This country club living luxury home has a marvelous panoramic lake view that sits on the golf course.

You can enjoy the great Texas weather with its beautiful courtyard, fireplace entry, and a luxury pool that is heated with a rock waterfall.

The first floor of this home has wood floors throughout expect for the bedrooms. The bedrooms are large and spacious with five in total with quarters making your space private and comforting for you or a guest. This luxury home has a great floor plan that features a library, a wine grotto and a media room for you to relax after a long day of work. Or you can turn your library into a home office to work from home on days that the office just won’t do.

This luxury home is listed at $1,249,000.

Boston Area Luxury Home

I am almost done with Forbes and Mercer’s top 10 most expensive places to live in the United States. I am on to number 8. The 8th most expensive city to live in the United States is Boston Massachusetts.  With Boston being the home of the prestigious Harvard, MIT and Fenway Park it doesn’t surprise me that this city is an expensive place to dwell.

Boston Luxury Real Estate

Looking at the listing on duPont REGISTRY I actually picked a luxury home right outside of Boston, not to knock Boston, but this home is so amazing I had to write about it.  It is right outside of the city in Southborough. Also, Southborough Massachusetts was listed on CNN’s best places to live list. This sophisticated luxury home is located in one of Southborough’s most prestigious neighborhoods of fine homes.  The home enjoys a private, pastoral setting on 2.4 acres at the end of a cul-de-sac neighboring over 100 acres of conservation land, yet only eight minutes to the Mass Pike and four minutes to Interstate 495 and Route 9.  Like I said, right outside of Boston it is a great location for commuting into the city and raising a family. Even with the Interstate so near you still have a quit country setting. This spacious yet inviting 10,000 sq. ft. home, boasts a stately front entry courtyard and pastoral views through an abundance of oversized windows and beautiful outdoor living spaces.  Architectural details abound and mingle with the latest amenities in this fourteen room, seven bath home, including a state-of-the-art home theatre, fitness center, billiards room with richly appointed  bar and refreshment center, climate-controlled wine cellar and breathtaking indoor lap pool with Jacuzzi and fountains set under a spectacular hand painted barrel-vaulted ceiling. With a home like this I don’t think I would ever leave. What would be the point of leaving?

Boston Luxury Homes

The luxury home boasts an elegant yet functional family centered living area which flows effortlessly into a luxurious retreat wing offering a bounty of recreation and entertainment options for the pleasure of family and friends. The town of Southborough offers a small town quality of life. You will not find a Wal-Mart supercenter but fine local shops that dot the tree lined streets. Within the Boston Metropolitan region and is conveniently located for both residence and business in the heart of New England while only 25 miles west of Boston. This town is perfect for the commuter. The home is located within a mile of two prestigious private boarding/day schools, St. Marks School and the Fay School.  The location offers easy highway access of approximately 35 minutes to either Hanscom Field for private plane travel, or Boston’s Logan Airport and is only a few miles from the Southborough Commuter Rail Station.  The combination of this luxury home and prime location make this home my favorite on duPont REGISTRY for the Boston area. This luxury home is listed at $4,250,000.

Luxury Home Chicago

Well after a few technical problems I am back with my Forbes and Mercer top 10 most expensive cities to live in the United States. Number 7 on this list is the Windy City of Chicago.  Chicago an intricate city with an amazing history is a place where I could find a luxury home to call home. Chicago because of its historical attributes to the making us expand to the west and be an active part in our global marketplace you can find a high end modern penthouse or a beautiful historic mansion. My preference in architecture has to be on the historic side, a home that has a story behind it.

Looking at duPont REGISTRY I found the home that I would want to live in. It is a beautiful luxury home is in the prestigious neighborhood of Lakewood in Chicago. Lakewood is known for its vintage homes and quite residential areas, perfect just for me.

This home features things that I would love to have in my home. Let us start in the kitchen; the kitchen would just be a dream to cook in. The island in the middle is perfect with nice hard marble top, enough drawers and storage space underneath it so you never have to leave your prep area to grab anything. Right behind is the sink and dishwasher for a quick clean up and an amazing new stove/oven for your culinary creations. The kitchen is always where people congregate when you are hosting a party and there is enough room in there for everyone. The kitchen is completely open to your living room.

Let us now move into the living room well the “great room” as they call it. The great room right next to the kitchen has a gorgeous fireplace to keep you warm in the windy winters of Chicago. It also open up to your backyard area by double french doors. These doors create great natural light in this area of the house.
This home has five bedrooms! The best being the master suite of course, the master suite is where I would spend all my time. It has new hardwood floors, a fireplace and double French doors that lead out to your private balcony. The bathroom makes me want to grab my rubber ducky and take a bubble bath. Not only is there a Jacuzzi tub, but a standing show stall and a double vanity so you can have your own space if you happen to be lucky enough to be sharing your suite.

Other great features of this luxury home is the wine cellar, and rooftop deck. If you have ever lived in a big city you would know that there is no such things as a backyard let alone a backyard BBQ in the summer, but you have to enjoy the weather somewhere so you head to the roof. This roof top is completely decked out with finished hardwood. This luxury home in Chicago is listed at $1,799,000. To See More Photos

Luxury Home in Miami

TGIF! I am finishing off the work week with Forbes and Mercer’s number 6 on there top 10 list of the most expensive city to live in the country. Any idea what city it is? I will give you a hint, it is a place that gets hotter when the sun goes down…do you have any idea? Miami. Yes Miami. Miami is a beautiful city located on the southern tip of Florida. When you are in Miami you are surrounded by not only amazing landscapes, but gorgeous people.  I am not sure why the people are so beautiful there it might be something in the water or the fact that it is so hot there in the summer the high is in the 90’s with humidity averaging 85% you have no choice but to be skinny. There are several luxury homes in Miami these days it isn’t the 80’s anymore. Looking through the listing on duPont REGISTRY it was very hard to pick which one was my favorite, but after looking closely I chose one. My favorite luxury home in Miami is from Zeder on duPont REGISTRY. This stunning luxury home is located inside Sunkist Estates an exclusive area of Miami elite homes. This luxury real estate is the lifestyle that you would want for your family. It is a spacious home with 3 bedrooms and 3.5 bathrooms. It is a cooks luxury kitchen dream has an open plan that flows into the family room. This extravagant home also has a personal office to sneak away and do your work or play WoW in secrecy (if you don’t get the reference you should…Google it). When the guests come over you have a formal living room and dining room to entertain them in, but also a attached guest house. The guest house is a wonderful space with a private bedroom, sitting room and kitchen for your guests use. It is so nice they might just want to stay so be careful. You know what they say about house guests, they are like leftovers one day is good two okay but the third day you throw them out…hehe.

This home should come with a bottle of sun tan lotion because of the sun you will be enjoying.  This homes backyard has a double luxury pool with a featured area for doing laps, and is joined by a Jaczzi to unwind in. This luxury home is just spectacular and is listed for $1,895,000. See more photos.

Honolulu Luxury Living

If you wanted to live in a tropical paradise Honolulu, Hawaii might just be the perfect place for you. Honolulu is a place that not only is surrounded by pure beauty, but absolute luxury. Honolulu is an amazing city business during the day, with lunch on the beach and partying it up all night on the street until the sun comes up. Honolulu offers you everything you want at the tip of your fingers. One thing that you must have to live in Honolulu is money and lots of it. Forbes and Mercer has picked Honolulu has the number 5 on the top 10 list of the most expensive places to live. If you look at duPont REGISTRY at its luxury homes, you can tell that Honolulu is extremely expensive place to live. Not only is a luxury dream home is pricey, but since you are off the mainland gas is push $4 a gallon still.

My favorite luxury home on duPont REGISTRY for Honolulu is this Kahala Beachfront Estate.  This beautiful luxury estate rests on 1.44 acres with 125 foot ocean frontage on Kanhala Avenue one of Honolulu’s most prestigious street. This home is fit for royalty. This estate has 9 bedrooms, yes 9. If you have guests and you need more space you can offer then one of the 2 guest houses on this luxury property. The guest houses have 4 bedrooms with 3.5 bathrooms in each. With the beach I your back yard and the sun always shinning it seems like it would be living on a resort not your own estate.

This would be a surfers dream or any athlete at that. You have a luxury pool in your back yard, beach front to take that jog to the amazing sunrise or sunset, crystal blue water to surf in to find your balance in nature. Another plus is your right near the Waialae Country Club Golf Course, if golf is your thing. This country club is home to the Sony Open. This luxury home is listed at $29M. See more photos.

San Francisco Luxury Home

Back on track with Mercer and Forbes top 10 most expensive cities to live in the United States number 4 on the list is San Francisco. What an amazing place, I have to agree with Forbes on this one San Francisco is an incredibly expensive city to live in, but it is so worth the price. When I lived out on the west coast I worked in San Francisco, but couldn’t afford to live there so I lived just outside in Foster City. Even a half hour outside of the city I was paying an arm and a leg for a tiny one bedroom. My favorite luxury listing for San Francisco on duPont REGISTRY is by the duPont Group. This charming Cape Cod-style home steps to Baker Beach. Baker Beach is a public beach on the peninsula of San Francisco. The beach lies on the shore of the Pacific Ocean to the northwest of the city. It is roughly a half mile long, beginning just south of the Golden Gate Bridge, extending southward toward the Sea Cliff peninsula. This lushness home is situated on one of Sea Cliff's most desirable tree-lined streets. It is a spacious luxury dream home with 3 bedrooms. The bedrooms are all a great space with high ceilings, and beautiful woodwork and windows to look at the amazing neighborhood. This luxury home has 2.5 bathrooms with a sophisticated floor plan. It is coupled with modern amenities. Home is framed by windows throughout allowing for abundance of natural light. Not only nice on your electric bill, but your afternoon tea. The kitchen has been remodeled from the original floor plan. The modern up to date kitchen is an eat-in kitchen that opens up to a large landscaped yard, nice for entertaining or watching the kids. I know the weather is always sunny in California, but if you get bored of the sunshine this luxury home has an Olympic size basement. This extra space you could use for anything you could dream of in your luxury home. You could make it a bar, a billiard room, a personal at home gym, a trampoline room literally whatever you want. This house is gorgeous spacious gem tucked in San Francisco. In the city you are surrounded by beautiful parks, excellent restaurants, culture galore. You are at the beach in minutes in the mountains in a few hours what is not to like? This dream luxury home is listed at $2.1 million.

Los Angeles Luxury Home

View More Photos

Number 2 on Mercer’s list of the top 10 most expensive cities to live in the United States is Los Angeles California. If I had a chance to live in California, I definitely would not live in Lose Angeles. I would go north to San Francisco, the Bay Area is just breath taking or up toward Tahoe in the mountains. I mean to me it’s a knock off of New York City. The only thing that they have is better weather, but when you tie in the smog, forest fires, mudslides, and oh ya earthquakes would rather deal with snow any day. If I had to live in Los Angeles I would make sure that my house reminded me of my New England roots. Looking at the several listings on duPONT REGISTRY I found my top pick for Los Angeles. The place I found is what I think of as a home. It is a welcoming, a house where Norman Rockwell would have painted his oh so famous Four Freedom series out of. Even though the house in located in Los Angeles the structure looks like it could be found on a tree lined street in Connecticut. It is a home where you would want to raise your family and there is enough room for it too. The house has 4 bedrooms and 5.5 bathrooms, so no one will be fighting in the morning over how long their sibling is taking. The house has a perfect balance of elegancy and play. With a formal dining room fit for a Thanksgiving dinner and a breakfast nook for your morning cup of joe, a formal living room for an afternoon tea and a family room to play scrabble in. There is also a sun room, which I would make into my little reading area to melt into a juicy novel. Not only is the interior comfortable and relaxing, but the backyard is a great space as well. The backyard includes a luxury pool with waterfalls and Jacuzzi to loosen up, but it also is a great space to entertain. The backyard has plenty to room from the deck to patio to outside bar. The outside bar is so cool with a full outdoor cooking area. The view is great and you can see it from the master bedroom. For the listing price $1,795,000, this place is amazing.

New York City Luxury Apartment

Luxury Living in White Plains New York

Happy Monday! I’m back with Mercer and Forbes top 10 most expensive cities to live in the United States. Today I get to show you the 3rd most expensive city to live in White Plains New York. It was hard to pick my favorite luxury home in White Plains New York being that I know the area very well. Only growing up an hour away I understand how amazing the Westchester area is outside of New York City. My favorite luxury home listed on duPont REGISTRY is located actually right outside of White Plains in Chappaqua New York.  This luxury estate sits on 2 acres. The design doesn’t get much better since the house was built by its owners. This 4 bedroom, 4 bathrooms not only has 2 family rooms, but a sommelier’s dream… a personal wine cellar. Oh, what I would do to have my prized collection of bottles in my own cellar and not in some lounges locker.

The location of the home is the best part. The home is located right outside of New York City. You can drive in for an hour commute, take New Jersey Transit (within walking distance), sail in or take a water taxi, and even fly in for your commute from the Westchester Airport landing on a helipad on top of a skyscraper, the only way to travel if you ask me. The Westchester Airport is a hidden gem; it flies out to 10 major cities. Nice for commuting, but even better when you want to slip away for a long weekend. If your children are not out of the house yet this luxury home is near some of the best colleges in the country including NYU, Columbia, Yeshiva, Fordham, and Rutgers. Not only are the best colleges in the country only within an hour reach, but some of the country’s best prep schools to guarantee junior gets in. With New York City practically in your back yard you will be surrounded by culture. Only the best will you find in entertainment, dining, and live theatre. And don’t you deserve the best? This home is listed for 2.6 million.
