Lakefront living in New Hampshire

 Those unfamiliar with lakefront living in New Hampshire might envision the winter as a scene right out of The Shining. Not so, says Coldwell Banker realtor Susan Bradley, who deals in properties around lovely Lake Winnipesaukee, about two hours north of Boston.

“Yes, our winters are long and they are cold and there’s a lot of snow,” she says, “But there are so many wonderful activities. The lake freezes, so in winter you see cars on the ice, ice fishermen, snowmobiles, cross-country skiers. It’s a healthy, robust environment. We’re not far from snow skiing in the White Mountains and the Belknap Mountains. There are ice hockey tournaments on the frozen lake in Meredith Bay.”

Summers are wonderful. Most days reach around 80 degrees, perfect for recreation. The 72-square-mile lake, dotted with more than 200 islands, is spring-fed, crystal clear. People summering on the lake can also enjoy plenty of New England-style Americana. Governors Island in Gilford is an outstanding private association. “In Meredith and Wolfeboro, there are beautiful shops restaurants and bookstores,” Susan says, her voice with a euphoric lilt. “Sometimes we’ll go by boat to dinner in the early evening and take the grandkids for ice cream afterward. It’s a very casual, comfortable, understated area.”

Over the years, homes on Lake Winnipesaukee have become increasingly high-end. One such property in Susan’s portfolio is a 9,100-square-foot lakefront country estate in Wolfeboro, with a main home and a four-bedroom guesthouse. $7.9 Million Valued Chesapeake Bay 'Glass House' to be Auctioned Off in May

An all-glass waterfront home located in Pasadena, Maryland, which was originally listed at $7.9 million, will be auctioned in May. The property's auctioneer, Concierge Auctions, also announced it will be an absolute-format auction. So, regardless of the amount of the highest bid at the last tap of the gavel, the distinctive Chesapeake Bay area single-family residence will be sold to the highest bidder. Real estate broker Coldwell Banker Residential Brokerage is working in conjunction with the auctioneer to facilitate the sale of the luxury property that will occur at auction on May 6. Listing agent Betsy Stettinius said that the owner of the property is fully committed to selling and is willing to allow bidders to name the price in return for a guaranteed sale. 

"This remarkable home defines contemporary, luxury living at its finest. It's completely secluded yet offers unrivaled river views from nearly every room thanks to the use of floor-to-ceiling glass as the home's principal structure," said Ms. Stettinius. "This auction is a tremendous opportunity, one of the best the Chesapeake Bay area has seen in some time." The "Glass House" has 9,700 square feet of living space and sits on a 3.51-acre private peninsula. It is located at the end of a private, gated lane and surrounded by a confluence of the Magothy River, the Broad Creek and the Sillery Bay. There is a private beach and a deep-water pier with several boat slips. The exterior of the property also features an outdoor swimming pool and a large patio area. Additionally, there is a guesthouse and a caretaker's cottage on the exclusive property located on the western shoreline of Chesapeake Bay.

The big "Glass House" is approximately a 40-minute drive to both Baltimore and Washington D.C. The upcoming auction will be the second visit of the deluxe-property auctioneer to the area. The company managed the auctioning of two luxury properties in Maryland during the summer 2010, according to Laura Brady, VP of Marketing at Concierge Auctions. "Following our successful auctions of two unique Maryland homes last summer, we're thrilled to be back in the state, particularly to sell a property as extraordinary as the "Glass House," said Ms. Brady.Since the sale of this waterfront property is guaranteed, that is, unless absolutely no bids at all are received, this transaction should serve as an indicator of the current value of luxury properties in the Chesapeake Bay area. Unique Converted Homes

Warehouses, factories, barns, and churches are commonly repurposed into residences, but for the adventurous buyer with a budget for renovation, no structure is off limits as a potential home. Underground missile silos that have been upcycled into residences have gotten plenty of play in the media, but those smack of refuges from zombie apocalypse. An almost endless supply of innovative converted homes exist that are more inspirational (not to mention blessed with natural daylight and views).

Grain Silo

Location: Woodland, Utah

Architect: Gigaplex

This unusual home on the Provo river is made from adjoining corrugated metal grain silos to form an 1800 square-foot space. It was designed to accommodate a man and his visitors and grandchildren in cubby-like bedroom pods which are equipped with stereo sound and flat screen monitors. Embedded wire mesh heats the floors and the propane stove can be controlled by Internet.

Trolley Garage/Firehouse

Location: Philadelphia, Penn.

Architect: OnionFlats

In 2007 this structure, which started out as a trolley maintenance garage, then became a firehouse, was transformed to its third identity as home. The 5,000 square-foot space now features an observation deck over the living room, reclaimed lumber, and the attic was opened into a mezzanine.

Factory 

Location: Philadelphia, Penn.

Architect: OnionFlats

For 80 years, this was the site of Capital Meats, a meat packing plant. In 1999, the seven crumbling structures began their transformation into Capital Flats, comprising eight residential dwellings. Capital Flats is just one of countless factories, plants, and industrial spaces everywhere that have been transformed into single-and multi-family dwellings.

Fire Tower

Location: Judith Mountains, Mont.

Architect: Prairie Wind Architecture

Old forest fire-spotting towers, now obsolete in the era of aerial observation, are being repurposed as rustic camp-style guest houses and as homes. Note that the Judith Mountain Cabin, pictured here, was commissioned in 1989 by the son of a forester and built to look like a vintage fire tower using recycled materials. This one is more practical than a real tower, without all the climbing (or views) of this astounding fire-tower-style home.

Railroad Car

Location: Mercer Island, Wash.

Some home-seekers move into former train stations, and one innovative home-remodeler incorporated subway cars into his penthouse apartment in NYC's West Village, but the Davidsons are way ahead of them all. For 30 years, they've made their home in a 1945 red caboose that sits on rails on 4.25 acres on an island in Lake Washington. Home Brings $100 Million

Russian billionaire investor paid $100 million for a French chateau-style mansion in Silicon Valley, marking the highest known price paid for a single-family home in the U.S. The purchase of the 25,500-square-foot home in Los Altos Hills, Calif., underscores the strength of some luxury properties in an otherwise depressed housing market.

The buyer, Yuri Milner, 49, who heads Digital Sky Technologies and whose investments include Facebook Inc., Groupon Inc. and Zynga Inc., had no immediate plans to move into the home, said a spokesman. Mr. Milner is the stocky founder of DST, a Moscow-based fund that's made a splash in Silicon Valley via its investments. Its first in the U.S. was a $200 million check for Facebook in 2009. His primary residence is in Moscow, where he lives with his wife and two children.The sky seemed to be the limit for Mr. Milner's new house, a symmetrical limestone mansion with San Francisco Bay views that was inspired by 18th-century French chateaux.

The home has indoor and outdoor pools, a ballroom and a wine cellar. The grounds include a tennis court and inside are chandeliers and a frieze around a skylight in the entryway, among other details. "There wasn't a real budget," said one of the architects, William Hablinski.Mr. Milner's deal for the home offers a stark contrast to the national real-estate market. Housing data show that prices continue to fall, and economists have forecast further declines between 5% and 10% for much of this year. While the high end has not been immune to deep discounting and distress sales, industry watchers say it has been relatively insulated, Luxury buyers often pay cash, allowing them to bypass tighter lending restrictions.

Sales of homes over the $1 million mark rose nearly 4% in February year over year, according to the National Association of Realtors. That compares to a nearly 8% decline in sales volume for homes priced between $100,000 and $250,000. "The crummy real estate market is not in the high end. It's only in the lower end and the middle," said Cristina Condon, a real-estate agent at Sotheby's International in Palm Beach, Fla., who was not connected to the Silicon Valley transaction.On Wednesday, Ms. Condon closed on the highest sale in Palm Beach County since 2008, a $26.4 million oceanfront home. The sale of the Los Altos Hills home was previously reported by the website TechCrunch. Design plans for the house began in 2001 and the home was completed around 2009, according to Mr. Hablinski, who worked on the project with his then-partner Richard Manion.Mr. Milner bought the home through a limited-liability company; the home wasn't on the market, according to people familiar with the deal.

Mr. Milner, who studied theoretical physics in Moscow and attended the University of Pennsylvania's Wharton School of Business, began his career in Moscow in the 1990s. By 1999, he had focused on the Internet after dabbling in everything from private equity to a macaroni-and-cheese factory.The sellers are Fred Chan and his wife, Annie, who declined to comment through a representative. According to published reports, Mr. Chan founded Fremont-based ESS Technology, which designs and markets audio and video products for consumer markets, according to the company website.

They have been involved with condominium developments in Hawaii and have an educational foundation, according to published reports.The Chans are helping to finance the house, having accepted a $50 million note on the house, according to Loren Goldman of First American Title, who reviewed documents related to the deal. The Chans planned to use the estate as their primary home and traveled to Asia and Europe to acquire specific items for the house, Mr. Hablinski says.

In Hawaii, the Chans own a 5.4-acre oceanfront estate on Oahu for which they were recently asking $80 million; the property, first developed by industrialist Henry Kaiser, is not currently listed.Few deals are known to that rival this one in size. In 2007, investor Ron Baron paid $103 million in East Hampton, N.Y. for 40 acres of vacant land. In 2008, an investment company linked to Russian fertilizer billionaire Dmitry Rybolovlev paid $95 million for an estate owned by Donald Trump in Palm Beach, Fla.; Mr. Trump had been asking $125 million. Former Global Crossing chairman Gary Winnick around 2000 acquired a Los Angeles estate in the Bel-Air neighborhood in a complex deal involving money and property for more than $90 million.
