Old Town in Park City, Utah

With historic beginnings as a mining town for silver in 1869, Park City, Utah, has an illustrious history that included a hundred saloons at one point. Its mining origins gave the town a mix of unique characters, merchants, gamblers, saloon keepers and brothels. Today, this 17+ square mile city boasts lovely restored homes and newer homes in a Rocky Mountain setting. Both North Old Town and South Old Town are the site of many fine homes and properties as well as art galleries and shopping. Transportation choices are varied, and one can easily walk or ride the Main Street Trolley.

Real Estate in Old Town

Homes and condominiums can be found in Old Town and are within walking distance of Main Street. One bedroom condos are available in the mid-thousand dollar range and might be within a short distance of the ski mountain. Included could be a fitness center, indoor and outdoor pools, underground parking, floor to ceiling windows, gas fireplace and mountain views. A four bedroom townhouse might be close to golf in the Silver Star area. Additionally, luxury ski properties are among the condominium choices in Old Town.

Single family homes and cottages are part of the charm of Old Town. A small and picturesque cottage, recently restored, might be in the $350,000 range. Larger luxury properties might appear as historic; however they have a multitude of upgrades and charm. Larger homes in the million dollar range are available in Old Town; stone fireplaces and vaulted ceilings add to the architectural drama of spectacular homes.

Not only can one ski at Deer Valley Resort and Park City Resort, an array of outdoor activities is part of living in Park City. Ride an Alpine Coaster with family or friends. Hiking and biking in summer months are ideal, and an abundance of fine trails can be found. Enjoy the historic old charm ambiance of the Egyptian Theatre on Main Street for weekly events, professional productions and community theater happenings. Walk to the Kimball Art Center in the Old Town area for exciting exhibits such as the marvelous Chihuly glass exhibit that recently took place; the Art Center also offers classes for children and adults. The Ultimte Ski Home in Park City, Utah

One would expect the extraordinary from the CEO of Dreamworks,  the film studio that brought us Shrek, Madagascar, and the Lion King. The Park City residence of Jeffrey Katzenberg does not disappoint.

"It is the ultimate ski home," says Paul Benson of Sotheby's International Realty, who is handling the sale of the $20.5 million Park City, Utah property.

On two lots within the prestigious Bald Eagle community, the home was designed by Rick Otto and Charles Gwathmey with interiors by Naomi Leff, whose celebrity clientele includes Ralph Lauren and Giorgio Armani and was built by renowned hotel developer New Star, a true dream team.

"They set out to build a home with a cabin feel -- a true family trap," says Benson.

A 14,100 square foot rustic lodge, with 7 bedrooms, 10 baths, and multiple entertaining spaces flowing beautifully from one to another, including a living room with 30-foot windows offering shimmering views of  the silver mining town.

"It shows like an art gallery," says Benson, but one where you "want to jump on a sofa and enjoy a fire."

This is a house you want to be snowed into, he says, with a resort-style entertainment center on the lower level that includes an indoor pool, sauna, spa, gym, and game room. An 80" LED TV allows for private film screenings and a ski room with a bar that walks right out onto the slopes.

Should you emerge, three of the world's best ski areas are outside the door along with a dozen world class golf resorts and exceptional restaurants and shopping -- as expected from a town that attracts thousands of glitterati to the Sundance Film Festival and counts Mitt Romney and Katherine Heigl as part-time residents.

This once silver mining town is enjoying a latter day rush, with home sales-- and prices -- climbing.

"The Olympics put us on the map," says Benson. "Sundance keeps us there."

With consistently sunny days and a lung-building altitude,  the town remains a training paradise for Olympic-level athletes. "We have the lowest percentage of body fat in the U.S." Benson laughs.

It increasingly attracts buyers from the United Kingdom, France, China, Mexico, even Russia, says Benson, who markets properties around the world. In one recent month he ran magazine ads in 7 countries.

The  strategy has paid off.  With a client list that reads like an international who's who, Benson was named one of the country's top agents by the Wall Street Journal and is Utah's top broker, selling over 100 homes and over $100 million in volume in 2011 and 2012.

"It was," he says modestly, "a pretty good year."

Luxury Real Estate Marketing Tip: It's Time to Spend More Time in the Real World - Part 2

Dennis Hanlon, Park City Utah

Professional networking on Facebook and other social media platforms can contribute to your success as a luxury real estate marking professional.  But, participation in these venues simply does not replace in-person face time and consistently staying in touch with your colleagues in meaningful ways.  We think it’s time to spend more time in the real world.

One of the best examples of professional networking in luxury real estate is the Western Mountain Resort Alliance (WMRA) that was spearheaded by Dennis Hanlon,  a visionary broker in Park City Deer Valley, Utah, in 1996.  Dennis, who was the president of his local board, suggested a meeting of six ski resort board presidents to explore ways that they could benefit from an alliance.

According to Dennis, who also served as president of the WMRA through 2010, “ We all discovered that we had so much in common and that we faced the same kinds of issues.  We realized that marketing and selling resort real estate requires specialized knowledge and our clients demand a high level of expertise”.

It became apparent that sharing sales information from the various resorts would benefit all members. Another benefit is sharing best practices for resolving common problems.

Hanlon said, “An example of a common issues in mountain resort areas is finding suitable employment housing. We typically have limited space for development. Some other important challenges include how to address minimum revenue guarantees imposed by the airlines and how to obtain financing for condominiums”.

One of the great outcomes of WMRA was bringing their network model to the attention of the National Association of REALTORS® (NAR) who started their own resort committee in order to help resort REALTORS® gain resort specific education.

Professional networking can help you solve problems that are also faced by your peers in their luxury real estate markets.  It can also exponentially expand your referral base.   Facebook may be a good way to facilitate professional networking. But, there is nothing better than in-person, face time and staying in touch in meaningful ways. It's time to spend more time in the real world!

50 Top Luxury Real Estate Markets in the USA: Park City/Deer Valley

Robert Redford founded the Sundance Film Festival in Park City, Utah in 1979. Since then it has grown to become the largest film festival for independent film makers in the world.  Two years later Deer Valley opened.  This grand ski resort was destined to became a 2002 Winter Olympics venue site. It was also honored by Ski Magazine as the #1 ski resort in North America for an unprecedented five straight years including 2012.  For this article, we asked the top agents here why the Park City/ Deer Valley resort town has emerged not only as a great place to vacation but also to live.

Park City is considered to be one of the safest communities in the United States. According to Diane Rinehart, “It is a real town with real people; that’s what you want from a second home--you want it to be a home. It’s a small town where you feel you can make a difference”

With a population of under 10,000 people, Park City has a generosity of spirit that is unsurpassed.  According to Dena Flemming, “There are over 100 non-profit organizations here.  This is a place where second home owners want to participate in the community; it is not just a place to see and be seen”.

Although Park City/Deer Valley is known for having the “greatest snow on earth”,  Tyler Richardson says, “The locals will tell you that our summers are far superior to our winters. We are truly a year-round resort with exquisite golf courses, mountain biking, blue ribbon fly fishing and boating”. There is a saying in Park City that sums it up, “I came for the winter; I stayed for the summer”.

Tyler, and his mother/business partner, Peg Marty, specialize in marketing both ski-in/ski-out properties in Deer Valley and gentleman ranches-equestrian properties just outside of town.Peg comments that “this is one of the few places where you can enjoy the year-round ski town lifestyle while owning fee simple, (privately held) property in town, in a rural setting and also on the mountain next to the lifts”.

Ann MacQuoid says, “The summer is all about recreation during the day and entertaining under the stars; it’s light until 10pm. At night there is something for everyone, from dining at one of 17 Zagat rated restaurants, to cocktail boat cruises on the Jordanelle Reservoir, to outdoor concerts".

“It is easy to get around town all year long  by taking Park City’s free busses that come along just about every 20 minutes”, states Suzanne Harris. “This works out especially great in the winter for locals and visitors who want to experience the diversity, of the three major ski resorts, Deer Valley, Park City and The Canyons that are in close proximity to each other”.

As the summer season gained in popularity an interesting trend emerged. Heidi Gatch noticed that, “Many home owners who enjoyed being on the mountain for vacations are moving to town to be closer to local activities year-round. Some like Old Town properties that may not have as much land or square footage,  but they are within walking distance of restaurants, art galleries and shopping.”

Others just like to walk! Carol Agle says, “With 150 miles of hiking and biking trails locals take fitness seriously.” She adds, “According to the Center of Disease Control our state is one of the healthiest (least obese) in the country".

Steve Chin explains that “One of the main reasons for the huge success of the Park City/Deer Valley area is its proximity to a major international airport in Salt Lake City.  It is the only ski area in North America where you can take a morning flight from just about anywhere in the US and still ski for a half-day in the afternoon. In fact, if you present your boarding pass  to any ski ticket window from your morning flight you can go skiing free for the rest of the day!”

Steve adds, “Deer Valley in particular offers an extraordinary skier experience. It is so civilized--all the fun of skiing without the hassle factor”. Mary Leader points out that “the Deer Valley Ski School is second to none. If you own a home on the slopes your instructor will meet you at your home for your private lesson”.

At Deer Valley the number of skiers allowed on the mountain is limited.  This results in very  brief lift lines. There is usually tons of dry powder yet mostly mild weather. Kelly Rogers points out that,”even at the peak, Deer Valley is at a lower altitude than most ski resorts. With meticulously groomed slopes, that means more endurance and more runs!“ When asked to sum up the skier experience at Deer Valley Karen Keating said, “More blue sky days, white glove service and groomed, velvet, corduroy power runs”.

A star jewel amidst Utah's spectacular wilderness, Riverbend Ranch stands testimony to the passion of a heart determined to celebrate family, life and nature. Situated just 25 minutes from Park City, Utah, and only 10 minutes from shops and restaurants, Riverbend Ranch encompasses  world of its own. More than 212 acres flow from one side of the gorgeous Weber River to the other, stretching across mountain pastures to its peak, with spectacular views of famous Mr. Timpanogos in the distance.

"The opportunity to acquire a property here as exceptional as this is very rare. Zoning requirements provide for homes to be built a minimum of 100 yards from river's edge; this home was permitted just feet from water's edge due to a grandfathering provision," says Paul Benson, listing broker from Summit Sotheby's International Realty in Park City.

Five years in the making, this more than 16,000-square-foot western modern lodge-style home was completed in 2010 and designed to be a family legacy. "No detail was overlooked. The room design and placement takes advantage of multiple experiences - breathtaking river, ponds, mountains, pastures and more - you have a unique view and experience from every room," says Benson.

Riverbend Ranch encompasses property on both sides of nearly half mile of the Weber River allowing control over who fishes and passes across the water. Fences and gates add to the natural security. The home features eight wondros enquite bedrooms including luxurious private master, nine baths, custom woodwork and ironwork throughout, large great room with 27-foot high beamed ceiling, gourmet kitchen, custom bar, wine cellar with custom cedar humidors, large home theater, a billiards loft with elevated deck and wood-burning fireplace directly overlooking the river.

Additional property features include full environmentally friendly and energy efficient geothermal radiant heating system, eight custom wood-bburning fireplaces, reclaimed hardwood floors, heated eight-car garage, four laundry centers, three ponds including large trout pond, two barns, multiple outdoor living spaces with fire pits, hot tub, covered decks and porches, miles of private all-season trails for hiking, horseback riding, ATVs, snowmobiling, cross-country skiing, organic garden beds and natural water springs.

Where to Market Luxury Listings

There are many places online to share your luxury properties to get them the exposure they deserve. Today, I want to share a few sources that may be helpful for you in your marketing efforts for your luxury homes.

A major value proposition agents use is to buy premiere placement on the top-rated search sites. While this adds to the exposure of your listings, it may not be targeted to the correct audience. I'm a big fan of out of the box marketing, so here are a few sites that will add to your exposure, as well as be valuable to your overall branding for your website (valuable links!).

  1. Facebook: Most luxury real estate agents aren't using social media to their fullest advantage. A Facebook page for your business can be an easy (and free) tool to get prospective buyers to look at your listings.
  2. duPontREGISTRY.com: I have to throw in the obvious here and say duPont is a fantastic source for marketing your luxury properties to the masses. The ad space, online and offline, provides great exposure for your listings and are a must for any luxury real estate agent.
  3. LuxuryRealEstate.com: If you are a luxury listing agent, you must have a presence on this site. The profile pages provide a valuable link back to your website, and the blogging capibilities can further your expertise to potential buyers looking for luxury homes.
  4. LuxuryRealEstateMag.com: My good friend Ryan, who is a master at luxury real estate marketing, over at Linkbuildr referred me over to the guys at LuxuryRealEstateMag, which is a newer luxury site that I feel is going to have some great traction over the next few years. They are always featuring luxury real estate agents on their blog, and this would be another great place to market some of your listings.

These are just a few of the places I would add to my online marketing checklist when listing a property. Feel free to share any more that you feel should be mentioned as well!

This blog posting has been provided by Ben Fisher, an agent at Summit Sotheby's International Realty in Park City, Utah. He services Park City Real Estate as well as Deer Valley. He specializes in online marketing for luxury real estate clients.
