With historic beginnings as a mining town for silver in 1869, Park City, Utah, has an illustrious history that included a hundred saloons at one point. One would expect the extraordinary from the CEO of Dreamworks,  the film studio that brought us Shrek, Madagascar, and the Lion King. The Park City residence of Jeffrey Katzenberg does not disappoint.

Luxury Real Estate Marketing Tip: It's Time to Spend More Time in the Real World - Part 2

Professional networking on Facebook and other social media platforms can contribute to your success as a luxury real estate marking professional.  But, participation in these venues simply does not replace in-person face time and consistently staying in touch with your colleagues in meaningful ways.  We think it’s time to spend more time in the real world. 

One of the best examples of professional networking in luxury real estate is the Western Mountain Resort Alliance (WMRA) that was spearheaded by Dennis Hanlon,  a visionary broker in Park City Deer Valley, Utah, in 1996.  Dennis, who was the president of his local board, suggested a meeting of six ski resort board presidents to explore ways that they could benefit from an alliance.  

According to Dennis, who also served as president of the WMRA through 2010, “ We all discovered that we had so much in common and that we faced the same kinds of issues.  We realized that marketing and selling resort real estate requires specialized knowledge and our clients demand a high level of expertise”. 

It became apparent that sharing sales information from the various resorts would benefit all members. Another benefit is sharing best practices for resolving common problems.  

Hanlon said, “An example of a common issues in mountain resort areas is finding suitable employment housing. We typically have limited space for development. Some other important challenges include how to address minimum revenue guarantees imposed by the airlines and how to obtain financing for condominiums”. 

One of the great outcomes of WMRA was bringing their network model to the attention of the National Association of REALTORS® (NAR) who started their own resort committee in order to help resort REALTORS® gain resort specific education. 

Professional networking can help you solve problems that are also faced by your peers in their luxury real estate markets.  It can also exponentially expand your referral base.   Facebook may be a good way to facilitate professional networking. But, there is nothing better than in-person, face time and staying in touch in meaningful ways. It's time to spend more time in the real world!

50 Top Luxury Real Estate Markets in the USA: Park City/Deer Valley

Robert Redford founded the Sundance Film Festival in Park City, Utah in 1979. Since then it has grown to become the largest film festival for independent film makers in the world.  Two years later Deer Valley opened.  This grand ski resort was destined to became a 2002 Winter Olympics venue site. It was also honored by Ski Magazine as the #1 ski resort in North America for an unprecedented five straight years including 2012.  For this article, we asked the top agents here why the Park City/ Deer Valley resort town has emerged not only as a great place to vacation but also to live.

Park City is considered to be one of the safest communities in the United States. According to Diane Rinehart, “It is a real town with real people; that’s what you want from a second home--you want it to be a home. It’s a small town where you feel you can make a difference”

In fact, if you present your boarding pass  to any ski ticket window from your morning flight you can go skiing free for the rest of the day!”

Steve adds, “Deer Valley in particular offers an extraordinary skier experience. It is so civilized--all the fun of skiing without the hassle factor”. Mary Leader points out that “the Deer Valley Ski School is second to none. If you own a home on the slopes your instructor will meet you at your home for your private lesson”.

At Deer Valley the number of skiers allowed on the mountain is limited.  This results in very  brief lift lines. There is usually tons of dry powder yet mostly mild weather. Kelly Rogers points out that,”even at the peak, Deer Valley is at a lower altitude than most ski resorts. With meticulously groomed slopes, that means more endurance and more runs!“ When asked to sum up the skier experience at Deer Valley Karen Keating said, “More blue sky days, white glove service and groomed, velvet, corduroy power runs”.

Where to Market Luxury Listings

There are many places online to share your luxury properties to get them the exposure they deserve. Today, I want to share a few sources that may be helpful for you in your marketing efforts for your luxury homes.

A major value proposition agents use is to buy premiere placement on the top-rated search sites. While this adds to the exposure of your listings, it may not be targeted to the correct audience. I'm a big fan of out of the box marketing, so here are a few sites that will add to your exposure, as well as be valuable to your overall branding for your website (valuable links!).

  1. Facebook: Most luxury real estate agents aren't using social media to their fullest advantage. A Facebook page for your business can be an easy (and free) tool to get prospective buyers to look at your listings.
  2. duPontREGISTRY.com: I have to throw in the obvious here and say duPont is a fantastic source for marketing your luxury properties to the masses. The ad space, online and offline, provides great exposure for your listings and are a must for any luxury real estate agent.
  3. LuxuryRealEstate.com: If you are a luxury listing agent, you must have a presence on this site. The profile pages provide a valuable link back to your website, and the blogging capibilities can further your expertise to potential buyers looking for luxury homes.
  4. LuxuryRealEstateMag.com: My good friend Ryan, who is a master at luxury real estate marketing, over at Linkbuildr referred me over to the guys at LuxuryRealEstateMag, which is a newer luxury site that I feel is going to have some great traction over the next few years. They are always featuring luxury real estate agents on their blog, and this would be another great place to market some of your listings.
