Fort Lauderdale, Florida

"For the last four years all I've read about is the distressed real estate market," says Julie Jones of Premier Estate Properties. "That does not apply to the luxury market."

Sellers are confident that the market is improving, with vacant land sales strong and a surge of glamorous new inventory. "I have three very exciting, brand new, speculative residences for sale, priced from $4.9 to $8 million," she says. "All three are in Harbor Beach, a beautiful private gated community with a beach club and marina in southeast Ft. Lauderdale."

In the last year alone, the British born agent, who's called Florida home for the past 16 years, has closed on $64 million in business, wrapping up December with two of the highest sales in Fort Lauderdale: one property closing at $5.8 million, the other  at $6,950,000.

That it's a great time to buy has not gone unnoticed by the international set, particularly Canadians and Latin Americans. "Both love the Ft. Lauderdale area, the amenities, the feel of a city -- but without the congestion,"  she says.

U.S. residents are equally enamored. Beyond the lure of surf and sand, boating, shopping and dining,  there's the double allure of low interest rates  and tax benefits for those making Florida home for six months a year: "It's a tax haven without going to the Cayman's," she says with a laugh.

However, Jones cautions:  "I can't be a total Pollyanna. The caveat is that buyers are still looking for value and are still a little cautious. Brokers need to be tech savvy and tenacious enough to find the right match for the luxury buyer."

Perhaps that right match is a magnificent Georgian-inspired estate she's just listed on East Lake Drive; 9,197 square feet of waterfront luxury in an exclusive gated community with a pool and spa and access to a  private beach club and marina.  "It's brand new, beautifully designed, and ready to enjoy this winter," Jones says.
