Shine on: Stately Ocala

A place not typically listed along with other Florida destinations is Ocala. There are no beaches, palm trees or oceanfront properties to be found, but there are rolling hills, Granddaddy Live Oaks and beautiful stately horse farms as well as nice gated communities with acreage. “It is truly a unique, natural environment that elicits the attraction of warm and friendly people,” says Joan Pletcher of Joan Pletcher Realtor in Ocala. “People that enjoy life and what they like doing.”

Marion County’s tropical climate, lakes, rivers, forests and outdoor amenities allow for its residents to lead serene, full, healthy, active lifestyles.  Hunting, fishing, golfing, swimming, biking, walking and horseback riding are all activities enjoyed by Ocala residents. “Ocala has the ability to attract people of every age and from every walk of life and business—people that want to be able to enjoy the outdoors year round,” Pletcher says. “Ocala is a great place to raise a family.”
In Ocala the market is as diverse as the clientele looking for property. “Because of Ocala’s location, beauty and multi-diverse environment, the premium properties are still premium,” Pletcher says. “Across the spectrum in comparison to other areas, it’s a buyer’s market, and there are some incredible buys.”
A 9,500-square-foot estate on more than 95 acres with Lake Carter is one of Pletcher’s properties currently on the market. Built with entertaining in mind, this $6.9 million home features a game room, chef’s kitchen, formal dining room and casual living room with separate conversation areas. “This is truly a property that will stay in your heart and welcome you home,” Pletcher says.

Shine On: Filling the Niche Palm Beach

Situated at the intersection of sea and sky, is a real estate company with an impressive level of performance and a comprehensive knowledge of the luxury waterfront properties over $1 million from South Beach to Palm Beach.  Niki Higgins, broker and owner of Seaside Properties Group, Inc., says that they have never deviated from the niche they fill.  “Our clientele is affluent and accustomed to a higher level of quality service and performance,” says Higgins.

“Because of the company’s narrow focus we are aware of the changing market conditions that influence our product.  Obviously our market has been greatly affected by the current economy.  We are finding that the prime locations that represent exceptional values in the newer buildings that had been built on the sand are beginning to sell,” Higgins states.

An example of this trend is a magnificent luxury oceanfront complex in the town of Palm Beach called Bellaria.  It encompasses two six-story buildings each of which contains only 18 residences with large square footages, volume ceilings, floor to ceiling glass, expansive terraces  and spectacular ocean views.  Bellaria was designed to fulfill the needs of an individual that would have normally purchased a single-family home on the ocean as a second residence but chose not to because of the aggravation of having to maintain it.  Now for the first time they can have the quality they are accustomed to, the square footage they’re looking for, with services to accommodate their every need.

Shine On: The Garden Spot Naples

As the top broker at John R. Wood Inc., Realtors in Naples for the past 20 years, Bill Earls’ expertise on the ultra-high-end real estate market is highly respected. Earls says the Naples’ market is “very much affected like the rest of the world.” Nevertheless, Earls has already sold $66 million worth of real estate this year. “It is a strong, viable market if people are willing to let go of the prices from a few years ago and make adjustments by buying into the new math,” says Earls.

Not only are people buying into the new math, but when buying in Naples, people are buying into a beautiful town with parks and recreation, fabulous weather, and friendly people. “Very successful people move here: the captains of industries who want a low profile and a clean, organized, positive lifestyle,” Earls says. “Naples is one of the true garden spots of the United States and somewhat homogeneous in the fact that it’s all well-kept up throughout.”

Port Royal, one of Naples’s elite subdivisions, currently has a $21.5 million estate on the market that is ideally situated on a double lot with due southern exposure and long bay views over Treasure Cove. “This 16,000-square-foot estate home was masterfully designed, built and finished in Colonial Bermuda architecture and is characterized by an open-flowing floor plan.”

Shine On: Dynamically Diverse Miami

Exceptional weather, wonderful beaches, exciting nightlife, amazing restaurants, and limitless shopping—those all define Miami. “Miami Beach is very dynamic and constantly, constantly changing,” says Jill Hertzberg of Coldwell Banker Residential Real Estate in Miami. “The atmosphere is multi-cultural—every nationality and language. Because of the weather, it is more relaxed and casual than most cities, and you can be welcomed pretty quickly if you’re new to the area.”

As a realtor in the area for 20 years, Hertzberg knows the ins and outs of the South Beach real estate market. From 1997 to 2007, there was a major boom in Miami, and then things slowed down but are picking back up again. “We’re coming out.” Hertzberg says. “Now is a great opportunity here, A-plus properties, and buyers are starting to come more in the past few months than in the past two years.”

Along Ocean Drive, directly across from the beach, is the only single-family residence on this famous street.  Casa Las Brisas is a 5,430-square foot unique retreat with strategically placed trellises, foliage, and architecture giving the optimum amount of privacy while also keeping the natural surroundings in view. “Imagine living directly across from the beach, in the heart of world-famous South Beach,” Hertzberg says. “It’s like living a dream, everyday.”

Shine On: Captured by Sanibel and Captiva

Starting today we will be doing a series of blogs on different areas in Florida.

The sun is shining down on buyers in the Sunshine State. It doesn’t matter who you ask or in what part of the state they’re in, every realtor says the same thing—the time is now.

The time is now for buyers interested in Florida’s luxury real estate market. Like the rest of the country, Florida’s market recovery is underway, but Florida has a few tricks up its sleeve to speed up the process. For starters, Florida will continue to be, as it has for the past 70 years, one of the fastest-growing states in the country. Florida’s beautiful beaches, amazing weather, outdoor and recreational amenities, as well as economic opportunities and friendly business environment, with no state income tax, are enough to lure anyone south.

So with a continuous flow of people still migrating to Florida, all signs indicate toward a shorter market-recovery time and long-term economic development. The home sales’ volumes are steadily rising as will the prices soon after; thus, while the inventory is aplenty, pick a destination and take action—because in Florida you’re not just buying real estate, you’re buying a lifestyle.

Traveling a great distance in search of the laidback atmosphere found on a tropical island is no longer necessary. The Islands of Sanibel and Captiva offer the same low-key environment but are only a Causeway away from Fort Myers. “Sanibel is about 65 percent conservation land,” says Jim Hall, Managing Partner of VIP Realty Group, Inc. “With the weather and boating, there is as sense of being on a tropical island yet being close to the mainland.”

The Ding Darling National Wildlife Refuge is home to 238 species of birds, more than 50 types of reptiles, and 32 different kinds of mammals. Designated scenic drives, bike and walking paths, canoe trails and bird watching locations can be found all throughout the Refuge. Additionally there are beautiful beaches, great restaurants, and friendly shops as well as a theater and a $10-million recreational facility—but not a stop light in sight.

This down-to-earth haven only has 3,500 fulltime residents and 7,000 seasonal residents. Hall, who has been a Realtor® on the islands for 20 years, says with the improving market, many of the buyers and sellers already own in Sanibel and Captiva and are merely upgrading while the time is right. “The market bottomed out and interest rates are at a historical low,” Hall says. “There is lots of inventory, and it’s a great time to buy.”

A home on the largest lot on the bay is currently one of properties on the market. “The point-lot property on Bird Lane is likely the finest on the bay in Sanibel Island,” Hall says.
