Luxury Home in Miami

TGIF! I am finishing off the work week with Forbes and Mercer’s number 6 on there top 10 list of the most expensive city to live in the country. Any idea what city it is? I will give you a hint, it is a place that gets hotter when the sun goes down…do you have any idea? Miami. Yes Miami. Miami is a beautiful city located on the southern tip of Florida. When you are in Miami you are surrounded by not only amazing landscapes, but gorgeous people.  I am not sure why the people are so beautiful there it might be something in the water or the fact that it is so hot there in the summer the high is in the 90’s with humidity averaging 85% you have no choice but to be skinny. There are several luxury homes in Miami these days it isn’t the 80’s anymore. Looking through the listing on duPont REGISTRY it was very hard to pick which one was my favorite, but after looking closely I chose one. My favorite luxury home in Miami is from Zeder on duPont REGISTRY. This stunning luxury home is located inside Sunkist Estates an exclusive area of Miami elite homes. This luxury real estate is the lifestyle that you would want for your family. It is a spacious home with 3 bedrooms and 3.5 bathrooms. It is a cooks luxury kitchen dream has an open plan that flows into the family room. This extravagant home also has a personal office to sneak away and do your work or play WoW in secrecy (if you don’t get the reference you should…Google it). When the guests come over you have a formal living room and dining room to entertain them in, but also a attached guest house. The guest house is a wonderful space with a private bedroom, sitting room and kitchen for your guests use. It is so nice they might just want to stay so be careful. You know what they say about house guests, they are like leftovers one day is good two okay but the third day you throw them out…hehe.

This home should come with a bottle of sun tan lotion because of the sun you will be enjoying.  This homes backyard has a double luxury pool with a featured area for doing laps, and is joined by a Jaczzi to unwind in. This luxury home is just spectacular and is listed for $1,895,000. See more photos.

Honolulu Luxury Living

If you wanted to live in a tropical paradise Honolulu, Hawaii might just be the perfect place for you. Honolulu is a place that not only is surrounded by pure beauty, but absolute luxury. Honolulu is an amazing city business during the day, with lunch on the beach and partying it up all night on the street until the sun comes up. Honolulu offers you everything you want at the tip of your fingers. One thing that you must have to live in Honolulu is money and lots of it. Forbes and Mercer has picked Honolulu has the number 5 on the top 10 list of the most expensive places to live. If you look at duPont REGISTRY at its luxury homes, you can tell that Honolulu is extremely expensive place to live. Not only is a luxury dream home is pricey, but since you are off the mainland gas is push $4 a gallon still.

My favorite luxury home on duPont REGISTRY for Honolulu is this Kahala Beachfront Estate.  This beautiful luxury estate rests on 1.44 acres with 125 foot ocean frontage on Kanhala Avenue one of Honolulu’s most prestigious street. This home is fit for royalty. This estate has 9 bedrooms, yes 9. If you have guests and you need more space you can offer then one of the 2 guest houses on this luxury property. The guest houses have 4 bedrooms with 3.5 bathrooms in each. With the beach I your back yard and the sun always shinning it seems like it would be living on a resort not your own estate.

This would be a surfers dream or any athlete at that. You have a luxury pool in your back yard, beach front to take that jog to the amazing sunrise or sunset, crystal blue water to surf in to find your balance in nature. Another plus is your right near the Waialae Country Club Golf Course, if golf is your thing. This country club is home to the Sony Open. This luxury home is listed at $29M. See more photos.

San Francisco Luxury Home

Back on track with Mercer and Forbes top 10 most expensive cities to live in the United States number 4 on the list is San Francisco. What an amazing place, I have to agree with Forbes on this one San Francisco is an incredibly expensive city to live in, but it is so worth the price. When I lived out on the west coast I worked in San Francisco, but couldn’t afford to live there so I lived just outside in Foster City. Even a half hour outside of the city I was paying an arm and a leg for a tiny one bedroom. My favorite luxury listing for San Francisco on duPont REGISTRY is by the duPont Group. This charming Cape Cod-style home steps to Baker Beach. Baker Beach is a public beach on the peninsula of San Francisco. The beach lies on the shore of the Pacific Ocean to the northwest of the city. It is roughly a half mile long, beginning just south of the Golden Gate Bridge, extending southward toward the Sea Cliff peninsula. This lushness home is situated on one of Sea Cliff's most desirable tree-lined streets. It is a spacious luxury dream home with 3 bedrooms. The bedrooms are all a great space with high ceilings, and beautiful woodwork and windows to look at the amazing neighborhood. This luxury home has 2.5 bathrooms with a sophisticated floor plan. It is coupled with modern amenities. Home is framed by windows throughout allowing for abundance of natural light. Not only nice on your electric bill, but your afternoon tea. The kitchen has been remodeled from the original floor plan. The modern up to date kitchen is an eat-in kitchen that opens up to a large landscaped yard, nice for entertaining or watching the kids. I know the weather is always sunny in California, but if you get bored of the sunshine this luxury home has an Olympic size basement. This extra space you could use for anything you could dream of in your luxury home. You could make it a bar, a billiard room, a personal at home gym, a trampoline room literally whatever you want. This house is gorgeous spacious gem tucked in San Francisco. In the city you are surrounded by beautiful parks, excellent restaurants, culture galore. You are at the beach in minutes in the mountains in a few hours what is not to like? This dream luxury home is listed at $2.1 million.

Los Angeles Luxury Home

View More Photos

Number 2 on Mercer’s list of the top 10 most expensive cities to live in the United States is Los Angeles California. If I had a chance to live in California, I definitely would not live in Lose Angeles. I would go north to San Francisco, the Bay Area is just breath taking or up toward Tahoe in the mountains. I mean to me it’s a knock off of New York City. The only thing that they have is better weather, but when you tie in the smog, forest fires, mudslides, and oh ya earthquakes would rather deal with snow any day. If I had to live in Los Angeles I would make sure that my house reminded me of my New England roots. Looking at the several listings on duPONT REGISTRY I found my top pick for Los Angeles. The place I found is what I think of as a home. It is a welcoming, a house where Norman Rockwell would have painted his oh so famous Four Freedom series out of. Even though the house in located in Los Angeles the structure looks like it could be found on a tree lined street in Connecticut. It is a home where you would want to raise your family and there is enough room for it too. The house has 4 bedrooms and 5.5 bathrooms, so no one will be fighting in the morning over how long their sibling is taking. The house has a perfect balance of elegancy and play. With a formal dining room fit for a Thanksgiving dinner and a breakfast nook for your morning cup of joe, a formal living room for an afternoon tea and a family room to play scrabble in. There is also a sun room, which I would make into my little reading area to melt into a juicy novel. Not only is the interior comfortable and relaxing, but the backyard is a great space as well. The backyard includes a luxury pool with waterfalls and Jacuzzi to loosen up, but it also is a great space to entertain. The backyard has plenty to room from the deck to patio to outside bar. The outside bar is so cool with a full outdoor cooking area. The view is great and you can see it from the master bedroom. For the listing price $1,795,000, this place is amazing.

Charlotte, NC & Lake Norman Luxury Real Estate Market

The Craig R. LePage Realty Group has been serving Charlotte’s Luxury Real Estate market for years and is pleased to give you a quick tour around the area. The Charlotte, North Carolina Real Estate market has remained in the top 3 markets in the country throughout the hardest of times. Its solid economy, new construction and great geographic location make the Charlotte area one of the top places in the country for people to relocate. In fact, Huntersville, NC, a suburb of Charlotte, was just voted the "Number 2 Location in the Country" to relocate by Forbes Magazine. This is not surprising if you look at all the pluses the Charlotte area has to offer.

Charlotte has great weather year round. In addition the Charlotte area is 40 minutes from the Mountains, 3 hours from the Ocean, has two nearby beautiful Lakes and a fast growing clean city that offers great restaurants and plenty of entertainment for everyone. It is truly a great place to live.

The Luxury Home market in the Charlotte has plenty to offer as well. There are well over 100 Luxury Home Communities in the Charlotte area that can be seen in detail on our website. Future residents will find Luxury Communities that offer Gated Entries, Waterfront Access, Golf Courses and even a number of Equestrian / Horse Friendly Communities.

Lake Norman, located about 20 minutes northwest of the city is one of the most popular places to live in the Charlotte area. Lake Norman is approximately 35 miles long and has over 520 miles of beautiful shoreline. Many of the Charlotte areas wealthy have chosen to live at the lake. There are two large Golf Course Communities on the lake and a number of other Luxury areas for residents to choose from.  Like most markets around the country, the Lake   Norman market has seen price reductions and inventory is being sold slowly. Waterfront home pricing starts in the $400’s and goes up into the $5 millions.

The Union County area located south of Charlotte is another very popular place for luxury living. The towns of Weddington, Waxhaw and Marvin offer many different luxury communities for residents to choose from.  Once an area known for farms and southern Estates, Union County now is a finely manicured Suburban area with beautiful homes, shopping centers and great schools. In addition to the Lake Norman area and the Union County area, many people choose to live in the outer limits of the city. As well as the many mansions that have been around for decades, there are a number of newer upscale communities and homes to choose from in this area.

Overall the Charlotte Luxury Real Estate market is doing better than most other markets. Current market statistics show 111 homes per month ($500k+) being sold in the Charlotte luxury market. A third of them are homes priced above $750k with and average sale price of $1.1 Million. In the last 30-60 days, there has been a limited increase in pricing due to the reduction of inventory.

The Charlotte North Carolina area has been nationally recognized by numerous publications in the past few years as one of the best places in the country to live. Many large corporations have also seen opportunity in Charlotte as well. In addition to being the 2nd largest Banking City in the U.S. and home to Bank of America, Wachovia and BB&T, Charlotte has caught the eye of many other corporations. Electrolux, Zenta Mortgage, GMAC and Premier Inc. are just a few that have moved their corporate headquarters to the area in recent months. Others include numerous NASCAR based companies, Lowes Home Improvement Corporate, Rubbermaid, Duke Energy, Ameritrust, Goodrich Corporation,   Presbyterian Healthcare and CMC Healthcare. This fabulous foundation of corporate business makes for a high demand in luxury real estate. Please look us up if you are planning a move to the Charlotte area.

New York City Luxury Apartment

Luxury Living in White Plains New York

Happy Monday! I’m back with Mercer and Forbes top 10 most expensive cities to live in the United States. Today I get to show you the 3rd most expensive city to live in White Plains New York. It was hard to pick my favorite luxury home in White Plains New York being that I know the area very well. Only growing up an hour away I understand how amazing the Westchester area is outside of New York City. My favorite luxury home listed on duPont REGISTRY is located actually right outside of White Plains in Chappaqua New York.  This luxury estate sits on 2 acres. The design doesn’t get much better since the house was built by its owners. This 4 bedroom, 4 bathrooms not only has 2 family rooms, but a sommelier’s dream… a personal wine cellar. Oh, what I would do to have my prized collection of bottles in my own cellar and not in some lounges locker.

The location of the home is the best part. The home is located right outside of New York City. You can drive in for an hour commute, take New Jersey Transit (within walking distance), sail in or take a water taxi, and even fly in for your commute from the Westchester Airport landing on a helipad on top of a skyscraper, the only way to travel if you ask me. The Westchester Airport is a hidden gem; it flies out to 10 major cities. Nice for commuting, but even better when you want to slip away for a long weekend. If your children are not out of the house yet this luxury home is near some of the best colleges in the country including NYU, Columbia, Yeshiva, Fordham, and Rutgers. Not only are the best colleges in the country only within an hour reach, but some of the country’s best prep schools to guarantee junior gets in. With New York City practically in your back yard you will be surrounded by culture. Only the best will you find in entertainment, dining, and live theatre. And don’t you deserve the best? This home is listed for 2.6 million.

To see more.

Top 10 Most Expensive Cities to Live in the United States: New York Number 1

Forbes recently did an article online about America’s most expensive places to live; it’s not just the cost of the homes that will shock you it is the cost of living. To determine the US cities where the luxury real estate is located, the London office of Mercer, an American human resources consulting company, earlier this year measured the prices of the same basket of goods in 252 of the world’s cities. The basket is composed of more then 200 products, representative of executive spending patterns and includes everything from rent for a luxury apartment to the cost of a cup of coffee. Did you have any idea that a cup of coffee in New York City, ranked numero uno on the list, is on average $3.75! I believe it, being a New York native I’ve paid it. Mercer chose a sampling in the United States to measure-the 10 most expensive cities of which are listed below. No shocker to me, but duPONT REGISTRY has listings in every one of these expensive cities. I have gone through and handpicked my dream luxury home in the top 10 most expensive cities.

New York Luxury Living: Best Place to Summer-Southampton

One of my favorite listing on duPONT REGISTRY has to be the luxurious Sanctuary Cottage in Southampton, New York. It is an amazing place to melt the stress of the city away. The property lies on 3.72 acres of pure beauty.  The tranquility that surrounds the home also flows inside. There are several spots to slip way to find your own peace around the property. By day you can soak up the sun near the freeform organic pool, catch an afternoon nap in the lush gardens having a hammock rock you to sleep, or read in the private gazebo hidden in the forest. Doing any of these 3 things will make you just forget that the big apple is only an hour and a half away.

In side of the Sanctuary Cottage is a minimalist’s bliss. The cottage of 4 bedrooms and 2 ½ bathrooms really centers on what you need when your away from New York City. The rooms are spacious with cathedral ceiling and offers natural light with wonderful skylights. The interior is cozy living space with a wood burning fireplace to keep warm on those cool Indian summer nights. If cooking is what keeps your mind at ease then this is definitely the place for you. The kitchen offers all state of the art appliances that a chef would need and ingredients that can make anyone’s cuisine compare to Emeril's.  You can grow your own herbs in your lush gardens or just go down the road and pick your own fresh veggies at the Seven Ponds Farm stand.  Once you are complete with the cooking part you can dine and entertain outside on the huge deck.  Come on doesn’t this house just scream cook out fun.  Be prepared to fall in love with this cottage and make this sanctuary your place to summer.  I mean it’s only 1.6 million that is a steal for the Hamptons. Check out more photos at duPONT REGISTRY homes site.

2010 Luxury Real Estate Upcoming Events

Real estate agents do more than help people buy and sell houses. They search, research, inform, prepare, teach, listen, counsel, negotiate, bargain, act as lawyers and psychologist, and even provide parental security that only mothers can do for their clients. In today’s luxury market, people skill, communications and sales proficiency are not enough to succeed. A real estate agent who wants to excel must be ahead of the competition. It is imperative to improve your real estate expertise, update your targeting luxury market tools, and expand business opportunities. One way agents could accomplish progress is to attend many different conventions or shows provided by respectful real estate companies. Florida Waterfront Luxury Real Estate

Today we continue with Part three of our Luxury Waterfront Real Estate series, with Florida specifically Luxury Real Estate in Boca Raton, Palm Beach, Miami, Orlando (yes even Orlando has Waterfront Luxury Real Estate), and Sarasota.

Dynamically Diversified

The high-income demographics of South Florida may be the same, but along its coast is a diverse array of lifestyles.  Boca Raton as well as Palm Beach provide beautiful beaches in socially and culturally affluent settings recognized throughout the world. While Fort Lauderdale, known as the boating capital of the world, and Miami, famous for its jet-set nightlife, are both considered popular tourist destinations.

Niki Higgins of Seaside Properties Group in South Florida says, “Every realtor has had to restructure and rethink values in this brave new world.” Now with waterfront properties having bottomed out, it is a great time to buy. “I believe for a savvy buyer this is truly an exceptional time to buy,” Higgins says. “They’re able to get deals they haven’t been able to get in eight years.”

Boca Raton’s most prestigious and luxurious oceanfront condominium, The Excelsior, currently has one of its 27 residences on the market. This professionally decorated and fully furnished residence features 4,295 square feet, three bedrooms, and four and a half baths as well as almost 10,000 square feet of outdoor terrace space looking out breathtaking ocean and lake views.

Centrally Desired

Orlando is the perfect place to live with excellent weather, shopping, and schools as well as being in close proximity to the beaches on both coasts and an international airport. The waterfront homes along the Butler Chain of Lakes in Southwest Orlando are the most desirable in all of Central Florida. And considering it is Central Florida, there are only so many waterfront luxury real estate properties available. Many of the properties are located in affluent subdivisions such as Isleworth, Lake Butler Sound, and Keene’s Pointe just to name a few. “The market is definitely showing signs of a forthcoming rebound, especially in the higher-end and lakefront property segments,” says Matt Tomaszewski of Premier Realty Partners.

Among the waterfront luxury real estate for sale along the lakeshores is a 16,920-square-foot, six bedroom, and eight-bathroom estate. The authentic Mediterranean-style home is situated on a private peninsula on Lake Down with more than 1,100 feet of water frontage and a private gate leading to the house. “It sits in the most private, most desirable piece of land in Central Florida and cannot be duplicated,” Tomaszewski says. This stunning estate features a two-story grand Marble foyer with a hand-painted rotunda ceiling and winding staircase, 5000-bottle wine cellar, travertine terraces around a heated pool with Roman balustrade lights and fountain, and a veranda with retractable motorized screens and gas fireplace.

The Finest and Whitest

Having the finest and whitest sand in the world is not Sarasota’s only claim to fame. It is also the cultural center of Florida with its own ballet and opera. “The only thing Sarasota does not have is crowds and snow,” says Candy Swick of Candy Swick and Company. “Sarasota is culturally diverse from Canadians, to Europeans, to mid Westerners.  Sarasota is the perfect place to sample the world in one place.”

The values, not only in Sarasota but all across Florida have adjusted substantially, and that makes waterfront properties outstanding values right now. Standing out in Swick’s mind is one home in particular at a great value—a 3,099-square-foot home boasting suite-style bedrooms, custom cabinetry, and travertine marble, as well as a pool and spa, deep-water dock, and four-car garage. “It’s very difficult to find a house with these finishes at this price,” Swick says. ”It’s a privileged lifestyle of sanctuary to have waterfront at your home.  It is part of the American dream with luxury real estate.”

Fairfield County, Connecticut Waterfront Luxury

Part 2 of our Waterfront Luxury Real Estate Series - Connecticut

Connecticut’s Change of Pace

Only 45 minutes outside of Manhattan, Fairfield County, Connecticut, provides residents with a calming and laidback atmosphere not found within the city limits. With 85 percent of Fairfield County’s residents commuting into New York, it is the ideal location for those seeking a slower-paced lifestyle along the shore without losing the sophistication associated with Manhattan with it's secluded Waterfront Luxury Real Estate. Wonderful cultural opportunities, such as museums, theater, high-end restaurants and shopping, are all available for your enjoyment, says Melanie Smith of Prudential Connecticut Realty.

With more than 30 years experience in Fairfield County real estate, Smith says the property values, especially for waterfront homes, are not going to drop off like in other areas because it is a consistently higher-end area with sophisticated, successful people. “Waterfront is in a class of it’s own,” Smith says. “They’re holding their value more than other high, high-end properties.”

One of Smith’s more elaborate waterfront listings is a turn-of-the-century shingle-style house with deep moldings, beautiful landscaping, unbelievable construction quality, and unique architecture. This 11,100-square-foot, seven-bedroom, nine-and-a-half-bath home boasts a deep-water dock, tiered terraces and infinity pool overlooking Southport Harbor and onto Long Island Sound. When it comes to waterfront, there is limited availability, Smith says. “They’re not making it anymore.”

Buying Luxury Waterfront Real Estate - Orange County

Today we'll begin a series on Luxury Waterfront Properties around the country. We'll show you what's happening in certain markets, and what is available.

Regardless of your opinion on where the market stands, one thing remains the same—waterfront is still waterfront. There is only so much of it to go around. Making it the top-of-the-line choice when it comes to buying property. The waterfront options might seem endless, choosing from the New England coast, across to the California cliffs, down to the Florida beaches, and back up to the Southern lakeshores, but the availability of such places is finite. For the first time in years, buyers are being handed deals on silver platters, and they are starting to take advantage of what’s being offered. The market is in the palm of your hand. All that’s left to do is figure out where to look.

The Real Deal

Commonly referred to as the O.C., Orange County is famous for its many oceanfront cities. Varying from the close-knit community of San Clemente to the low-key beach cottages of Laguna Beach to the extravagant estates of Newport Beach, each city offers different experiences and environments yet with one common thread—waterfront property.

“Waterfront homes’ prices finally adjusted so you can get some really good deals,” says Lee Ann Canaday of Canaday Group/ RE/MAX Fine Homes, owner of the RE/MAX franchise in Newport Beach and Laguna Beach. “The deal is not just with the price but with lower tax bases too.”

Among one of the many of Canaday’s good deals is an 8,000-square-foot oceanfront estate with six bedrooms and five-and-a-half baths in San Clemente. Canaday says this property is unique because it is in a gate-guarded community, which is very rare anymore for oceanfront properties, and it has a pool and basement, which most oceanfront homes do not have either. Incredible two-story doors in the living room accentuate the home’s breathtaking view of the Pacific Ocean.

Residents of this amazing community oftentimes spend their day at the community beach, pool, or park partaking in tennis, volleyball, or surfing and then finishing the night off barbequing around the beach fire pits. “There can’t be a better place to live,” Canaday says. “It’s absolutely incredible.”
