Today we continue with Part three of our Luxury Waterfront Real Estate series, with Florida specifically Luxury Real Estate in Boca Raton, Palm Beach, Miami, Orlando (yes even Orlando has Waterfront Luxury Real Estate), and Sarasota.
Dynamically Diversified

The high-income demographics of South Florida may be the same, but along its coast is a diverse array of lifestyles. Boca Raton as well as Palm Beach provide beautiful beaches in socially and culturally affluent settings recognized throughout the world. While Fort Lauderdale, known as the boating capital of the world, and Miami, famous for its jet-set nightlife, are both considered popular tourist destinations.

Niki Higgins of Seaside Properties Group in South Florida says, “Every realtor has had to restructure and rethink values in this brave new world.” Now with waterfront properties having bottomed out, it is a great time to buy. “I believe for a savvy buyer this is truly an exceptional time to buy,” Higgins says. “They’re able to get deals they haven’t been able to get in eight years.”

Boca Raton’s most prestigious and luxurious oceanfront condominium, The Excelsior, currently has one of its 27 residences on the market. This professionally decorated and fully furnished residence features 4,295 square feet, three bedrooms, and four and a half baths as well as almost 10,000 square feet of outdoor terrace space looking out breathtaking ocean and lake views.

Centrally Desired
Orlando is the perfect place to live with excellent weather, shopping, and schools as well as being in close proximity to the beaches on both coasts and an international airport. The waterfront homes along the Butler Chain of Lakes in Southwest Orlando are the most desirable in all of Central Florida. And considering it is Central Florida, there are only so many waterfront luxury real estate properties available. Many of the properties are located in affluent subdivisions such as Isleworth, Lake Butler Sound, and Keene’s Pointe just to name a few. “The market is definitely showing signs of a forthcoming rebound, especially in the higher-end and lakefront property segments,” says Matt Tomaszewski of Premier Realty Partners.

Among the waterfront luxury real estate for sale along the lakeshores is a 16,920-square-foot, six bedroom, and eight-bathroom estate. The authentic Mediterranean-style home is situated on a private peninsula on Lake Down with more than 1,100 feet of water frontage and a private gate leading to the house. “It sits in the most private, most desirable piece of land in Central Florida and cannot be duplicated,” Tomaszewski says. This stunning estate features a two-story grand Marble foyer with a hand-painted rotunda ceiling and winding staircase, 5000-bottle wine cellar, travertine terraces around a heated pool with Roman balustrade lights and fountain, and a veranda with retractable motorized screens and gas fireplace.

The Finest and Whitest
Having the finest and whitest sand in the world is not Sarasota’s only claim to fame. It is also the cultural center of Florida with its own ballet and opera. “The only thing Sarasota does not have is crowds and snow,” says Candy Swick of Candy Swick and Company. “Sarasota is culturally diverse from Canadians, to Europeans, to mid Westerners. Sarasota is the perfect place to sample the world in one place.”

The values, not only in Sarasota but all across Florida have adjusted substantially, and that makes waterfront properties outstanding values right now. Standing out in Swick’s mind is one home in particular at a great value—a 3,099-square-foot home boasting suite-style bedrooms, custom cabinetry, and travertine marble, as well as a pool and spa, deep-water dock, and four-car garage. “It’s very difficult to find a house with these finishes at this price,” Swick says. ”It’s a privileged lifestyle of sanctuary to have waterfront at your home. It is part of the American dream with luxury real estate.”
