TGIF! I am finishing off the work week with Forbes and Mercer’s number 6 on there top 10 list of the most expensive city to live in the country. Any idea what city it is? I will give you a hint, it is a place that gets hotter when the sun goes down…do you have any idea? Miami. Yes Miami. Miami is a beautiful city located on the southern tip of Florida. When you are in Miami you are surrounded by not only amazing landscapes, but gorgeous people.  I am not sure why the people are so beautiful there it might be something in the water or the fact that it is so hot there in the summer the high is in the 90’s with humidity averaging 85% you have no choice but to be skinny. There are several luxury homes in Miami these days it isn’t the 80’s anymore. Looking through the listing on duPont REGISTRY it was very hard to pick which one was my favorite, but after looking closely I chose one. What an amazing place, I have to agree with Forbes on this one San Francisco is an incredibly expensive city to live in, but it is so worth the price. When I lived out on the west coast I worked in San Francisco, but couldn’t afford to live there so I lived just outside in Foster City. Even a half hour outside of the city I was paying an arm and a leg for a tiny one bedroom. My favorite luxury listing for San Francisco on duPont REGISTRY is by the duPont Group. Number 2 on Mercer’s list of the top 10 most expensive cities to live in the United States is Los Angeles California. If I had a chance to live in California, I definitely would not live in Lose Angeles. I would go north to San Francisco, the Bay Area is just breath taking or up toward Tahoe in the mountains. I mean to me it’s a knock off of New York City. The only thing that they have is better weather, but when you tie in the smog, forest fires, mudslides, and oh ya earthquakes would rather deal with snow any day. If I had to live in Los Angeles I would make sure that my house reminded me of my New England roots. Looking at the several listings on duPONT REGISTRY I found my top pick for Los Angeles. The place I found is what I think of as a home. It is a welcoming, a house where Norman Rockwell would have painted his oh so famous Four Freedom series out of. Even though the house in located in Los Angeles the structure looks like it could be found on a tree lined street in Connecticut. It is a home where you would want to raise your family and there is enough room for it too. The house has 4 bedrooms and 5.5 bathrooms, so no one will be fighting in the morning over how long their sibling is taking. The house has a perfect balance of elegancy and play. With a formal dining room fit for a Thanksgiving dinner and a breakfast nook for your morning cup of joe, a formal living room for an afternoon tea and a family room to play scrabble in. Happy Monday! I’m back with Mercer and Forbes top 10 most expensive cities to live in the United States. Today I get to show you the 3^rd most expensive city to live in White Plains New York. It was hard to pick my favorite luxury home in White Plains New York being that I know the area very well. Only growing up an hour away I understand how amazing the Westchester area is outside of New York City. My favorite luxury home listed on duPont REGISTRY is located actually right outside of White Plains in Chappaqua New York.  This luxury estate sits on 2 acres. The design doesn’t get much better since the house was built by its owners. This 4 bedroom, 4 bathrooms not only has 2 family rooms, but a sommelier’s dream… a personal wine cellar. Oh, what I would do to have my prized collection of bottles in my own cellar and not in some lounges locker.

The location of the home is the best part. The home is located right outside of New York City. You can drive in for an hour commute, take New Jersey Transit (within walking distance), sail in or take a water taxi, and even fly in for your commute from the Westchester Airport landing on a helipad on top of a skyscraper, the only way to travel if you ask me. The Westchester Airport is a hidden gem; it flies out to 10 major cities. Nice for commuting, but even better when you want to slip away for a long weekend. If your children are not out of the house yet this luxury home is near some of the best colleges in the country including NYU, Columbia, Yeshiva, Fordham, and Rutgers. Not only are the best colleges in the country only within an hour reach, but some of the country’s best prep schools to guarantee junior gets in. With New York City practically in your back yard you will be surrounded by culture. Only the best will you find in entertainment, dining, and live theatre. And don’t you deserve the best? Forbes recently did an article online about America’s most expensive places to live; it’s not just the cost of the homes that will shock you it is the cost of living. To determine the US cities where the luxury real estate is located, the London office of Mercer, an American human resources consulting company, earlier this year measured the prices of the same basket of goods in 252 of the world’s cities. The basket is composed of more then 200 products, representative of executive spending patterns and includes everything from rent for a luxury apartment to the cost of a cup of coffee. Did you have any idea that a cup of coffee in New York City, ranked numero uno on the list, is on average $3.75! I believe it, being a New York native I’ve paid it. Mercer chose a sampling in the United States to measure-the 10 most expensive cities of which are listed below. No shocker to me, but duPONT REGISTRY has listings in every one of these expensive cities. I have gone through and handpicked my dream luxury home in the top 10 most expensive cities.

One of my favorite listing on duPONT REGISTRY has to be the luxurious Sanctuary Cottage in Southampton, New York. It is an amazing place to melt the stress of the city away. The property lies on 3.72 acres of pure beauty.  The tranquility that surrounds the home also flows inside. There are several spots to slip way to find your own peace around the property. Dynamically Diversified

The high-income demographics of South Florida may be the same, but along its coast is a diverse array of lifestyles.  Boca Raton as well as Palm Beach provide beautiful beaches in socially and culturally affluent settings recognized throughout the world. While Fort Lauderdale, known as the boating capital of the world, and Miami, famous for its jet-set nightlife, are both considered popular tourist destinations.

Niki Higgins of Seaside Properties Group in South Florida says, “Every realtor has had to restructure and rethink values in this brave new world.” Now with waterfront properties having bottomed out, it is a great time to buy. “I believe for a savvy buyer this is truly an exceptional time to buy,” Higgins says. “They’re able to get deals they haven’t been able to get in eight years.”

Boca Raton’s most prestigious and luxurious oceanfront condominium, The Excelsior, currently has one of its 27 residences on the market. Centrally Desired

Orlando is the perfect place to live with excellent weather, shopping, and schools as well as being in close proximity to the beaches on both coasts and an international airport. The waterfront homes along the Butler Chain of Lakes in Southwest Orlando are the most desirable in all of Central Florida. And considering it is Central Florida, there are only so many waterfront luxury real estate properties available. Many of the properties are located in affluent subdivisions such as Isleworth, Lake Butler Sound, and Keene’s Pointe just to name a few. “The market is definitely showing signs of a forthcoming rebound, especially in the higher-end and lakefront property segments,” says Matt Tomaszewski of Premier Realty Partners.

Connecticut’s Change of Pace

Only 45 minutes outside of Manhattan, Fairfield County, Connecticut, provides residents with a calming and laidback atmosphere not found within the city limits. With 85 percent of Fairfield County’s residents commuting into New York, it is the ideal location for those seeking a slower-paced lifestyle along the shore without losing the sophistication associated with Manhattan with it's secluded Waterfront Luxury Real Estate. Wonderful cultural opportunities, such as museums, theater, high-end restaurants and shopping, are all available for your enjoyment, says Melanie Smith of Prudential Connecticut Realty.

With more than 30 years experience in Fairfield County real estate, Smith says the property values, especially for waterfront homes, are not going to drop off like in other areas because it is a consistently higher-end area with sophisticated, successful people. “Waterfront is in a class of it’s own,” Smith says. “They’re holding their value more than other high, high-end properties.”

One of Smith’s more elaborate waterfront listings is a turn-of-the-century shingle-style house with deep moldings, beautiful landscaping, unbelievable construction quality, and unique architecture. This 11,100-square-foot, seven-bedroom, nine-and-a-half-bath home boasts a deep-water dock, tiered terraces and infinity pool overlooking Southport Harbor and onto Long Island Sound. When it comes to waterfront, there is limited availability, Smith says. “They’re not making it anymore.”

Today we'll begin a series on Luxury Waterfront Properties around the country. We'll show you what's happening in certain markets, and what is available.

Regardless of your opinion on where the market stands, one thing remains the same—waterfront is still waterfront. There is only so much of it to go around. Making it the top-of-the-line choice when it comes to buying property. The waterfront options might seem endless, choosing from the New England coast, across to the California cliffs, down to the Florida beaches, and back up to the Southern lakeshores, but the availability of such places is finite. For the first time in years, buyers are being handed deals on silver platters, and they are starting to take advantage of what’s being offered. The market is in the palm of your hand. All that’s left to do is figure out where to look.

The Real Deal

Commonly referred to as the O.C., Orange County is famous for its many oceanfront cities. Varying from the close-knit community of San Clemente to the low-key beach cottages of Laguna Beach to the extravagant estates of Newport Beach, each city offers different experiences and environments yet with one common thread—waterfront property.

Canaday says this property is unique because it is in a gate-guarded community, which is very rare anymore for oceanfront properties, and it has a pool and basement, which most oceanfront homes do not have either. Residents of this amazing community oftentimes spend their day at the community beach, pool, or park partaking in tennis, volleyball, or surfing and then finishing the night off barbequing around the beach fire pits. “There can’t be a better place to live,” Canaday says. “It’s absolutely incredible.”
